120 Monument Circle
120 Monument Circle occupies the northwest quadrant of the circular center of Downtown Indianapolis, truly in the heart of the city. This 213,000 SF space is strictly set up to support a company’s headquarters and is quite outdated with no immediate possibility of being renovated, creating a unique challenge to market and lease the space. Give the lack of “wow factor” in the actual office space, we decided to focus very heavily on the location story. The branding directly reflects this, with strong design motifs that masterfully draw attention to the northwest quadrant of Monument Circle. Marketing took on the challenge of perfecting the messaging for the initial brochure, selling Indianapolis against the remainder of the Midwest, including Chicago, as well as this specific destination within the city.

The project team has supported client efforts including an agency-level deep dive into the core pillars of the brand, competitive set analysis and building a full visual identity. The brand development also included custom, hand-drawn iconography and a hand illustrated map of the area and surrounding amenities. After several months of exploration and brand development, we had created a brand that encapsulated the unique and defining aspects of Bridge District. To put the brand into action, we took a holistic approach to marketing efforts including transformation of Washington DC’s Liquid Galaxy room into the development’s marketing center accompanied by customizable Liquid Galaxy presentation experiences, property and barricade signage, interim brochure, website, sizzle reel, email campaign and development of over a dozen presentations for key tenants and prospects.

The Torre Velasca (Velasca Tower) is a skyscraper built in the 1950s in Milan, Italy. The tower is part of the first generation of Italian modern architecture, a rationalist style architecture icon. At the moment the tower is under refurbishment by the owner, Hines. The Challenge: let the asset without showing the asset! Considering the exclusivity of Torre Velasca and the privileged approach that we want to communicate to our potential tenant, CBRE has decided to create an exclusive format that is beyond a standard presentation and is more like an engaging experience: TORRE VELASCA PREMIERE. "Torre Velasca Premiere" is conceived as an exclusive event/experience that aims to raise the perception of the quality of the property and the privilege, reserved for a few selected tenants, of being able to preview the ambitious redevelopment project.

Our local Sr. Business Development Marketing Specialist based in Pittsburgh, Ashley Koltonski, partnered with local leadership and the lead broker to develop a CBRE win strategy. The strategy centered around telling a new Station Square “story” that would appeal to a retail users who tap into a slightly younger, more diverse customer base. The presentation captured this through demonstrating freshness and energy through fun, punchy messaging (“The Remix”) and an elevated, youthful take on the existing look/feel of the property brand.

Meta was in search of a new partner to help them run their global, in-house workplace design & strategy team. Following Meta’s distribution of an RFP for WPD Workforce Management, our pursuit process kicked off 9/8/22 and resulting in contract signature on 12/5/22. This pursuit resulted in a win. CBRE & Meta executed a 3-year contract valued at $6.5M annually and will require a global project team of 25-30 people (~85% domestic). With this award, the following consulting services have embedded resources at Meta: Occupancy Planning (18x), Change Management (2x), Workplace Strategy (4x - new, per this win).

Jess worked with the brokers to develop a unique strategy using the Flight to Quality story in a new way. The team looked at “donor” buildings in the area – ones that were traditionally B or C grade and focused on tenants that would be potentially trading up in the Flight to Quality trend, but wouldn’t be making the jump to new construction or trophy grade office. They identified 380 tenants that met the requirements as prime prospects for 200 W Madison vacancy. This along with a unique touring path helped show the building in a re-freshed light for new tenants. The team also focused in on the “S” in ESG and proposed a plan that would allow tenants to use vacant space for philanthropic endeavors at no cost.

Led by Chito and TJ, we first sought brand approval with a template and then we worked on a prototype and consulted the brokers with a few questions - is it easy to navigate, can they find what they are after, is it too much info or too little? - before we landed on the final template which was then handed over to my team to bring to life. We needed a sustainable way of bringing this to life, and we decided to use our annual RCA submissions from the last 5 years as a base and worked closely with all CM country teams across Asia Pacific to select key deals in gateway cities across all sectors and services. The project took 6 months from start to completion, and we launched the final deck in October 2022, with the goal to update/add more deals twice a year, aligning our timing with annual RCA submissions.

We targeted ~100 companies (first-time outsourcers) representing upwards of $2B in new business opportunities, which included 1) Enterprise prospects outsourcing their real estate operations for the first time and 2) Existing CBRE clients (A&T or GWS) expanding their scope to include outsourced FM services or transitioning self-performed locations.
Within each company, we targeted a series of decision-makers and decision influencers, ranging from C-Suite to CRE to business function leadership. We worked with sector sales leader to confirm the companies enrolled from their pipelines.

In September 2022, Williams Sonoma (WSI) released an RFP seeking a key partner to develop, implement and manage an integrated supply chain real estate strategy. CBRE was shortlisted fairly quickly and once the presentation was delivered, received word from the client within 48 hours that they were awarded the business. The Capital Markets Hotels team was mandated by the client to sell a portfolio of 8 hotels in Australia and Bali (Indonesia) in May 2022, and our Marketing Team was engaged to assist with the creation of an OM, a short form sales brochure (Slim OM) as well as a Financial Pack. We also assisted with the EDM as well as copywriting for this project. For efficiency, we worked directly with the client on the design template for final sign off. We did our homework and reviewed their website, brand prospectus and their financial reports. We asked for a copy of their brand book and followed their brand guidelines closely for the OM but our designer then took it a step further as he built out a series of individual asset brochures, recreating maps for each asset and fully utilized their color palette to deliver an exciting suite of material that showcased the personalities of each hotel.

Located at Emeryville, California’s premier waterfront, 2100 Powell is a 16-Story with approximately 350,000 square feet of Class-A office space. To get prospective tenants in the door and make a positive, long-lasting impression, the project team took a multi-dimensional approach. They started by designing a custom brand for the property and then leveraged it throughout a comprehensive marketing campaign which included email, virtual tours, a curated experiential marketing suite, digital tour deck, and property website. Each tour was individualized through the inclusion of details tailored to the prospect.

The 2022 project was very special as it brought together three ingredients: A unique opportunity to activate the new positioning and the new brand & the possibility of being with our clients after more than two years without seeing each other; 2) the transformation of the classic magazine into an audiovisual format where we interviewed our leaders, both on video and podcast.This encouraged us to take "Tendencias" to the four main markets in Spain: Madrid, Barcelona, Seville and Valencia -it had only ever been in Madrid- until this point. We organized four major events, each focused on a specific trend. Moreover, we took advantage of the events to announce the transformation of the traditional magazine into a series of videos that we would be launching over the following weeks. In this way, we were able to extend the impact of “Trends” over the following months.

ICSC Las Vegas (formerly known as ReCon) is the premier retail industry event that takes place annually in May. This three-day conference assembles the dealmakers and industry experts driving innovation and evolution in the retail marketplace industry.
Feedback from our retail professionals, our clients, and the broader industry was incredibly positive, proving our presence at the conference was a resounding success that year. The optimism from our clients around our return to this industry event after a three-year hiatus was palpable. Overall, our efforts significantly heightened brand awareness, repositioned CBRE Retail as the leader in the industry and elevated our U.S. Retail A&T business reach, which surpassed its 2022 project revenue by three percent* ($8 Million), that year (*For A&T Retail Occupier and investor Leasing only – does not include Retail Analytics, Retail capital Markets or GWS retail multisite revenue performance).
