on the Upper West Side needed a
significant upgrade in quality and stability.
CBRE’s successful leasing campaign

• Initially engaged by the ownership to lease
its retail, the team devised a detailed plan for remodeling the space to attract new and higher paying tenants. When ownership decided to sell the 25,000 SF retail condo, the team conducted zoning analyses, engaged in design collaboration with the architect, devised a marketing
strategy and, ultimately, negotiated the
sale to Ashkenazy Acquisitions.

1535 BROADWAY - RETAIL AT THE MARRIOT MARQUEE
• The team guided ownership, Host Hotels, in
selecting Vornado Realty Trust to redevelop the
retail and signage components under the terms
of a long-term master lease that includes
100,000 SF of retail, a Broadway theater, and the
largest dynamic sign in Times Square
• The redevelopment deal included a complicated
tax structure, ground leases, tenant buyouts,
expense allocation studies, a grandfathered
theater, a future option to purchase,
termination negotiations with several retail and
sign tenants, and an extensive marketing
campaign.

• With a $30MM capital improvement
underway the retail strategy was
extremely important for ownership. The
successful leasing campaign resulted in a
variety of new long term leases with HSBC,
Starbucks, Orange Theory Fitness, and
Wagamama.

• The retail located at the base of Morgan
Stanley’s World HQ was at the forefront for
ownership. CBRE’s strategy and
implementation which included
underutilized private banking space and
the restructuring of existing leases

Avenue for the fourth location in
Manhattan of Wolfgang’s Steakhouse.

Even in an industry known for “giving back,” Eric’s charitable activities are truly exceptional. For the Multiple Myeloma Research Foundation (MMRF), Eric has raised more than $1,500,000 by running numerous ultra-marathons over the years, including three epic nonstop runs in New York City’s Central Park, where he covered 167 miles in 2013, 176 miles in 2014 and more than 200 miles in 2016. He has also conquered the “World’s Toughest Foot Race,” the Badwater 135 in Death Valley twice—in 2012 and 2015—running a nonstop course that gains 13,000 feet in elevation and crosses two mountain ranges. For his dedication to fundraising for the foundation, Eric was named to Fortune’s “Heroes of the 500” in 2015, and has been recognized by the MMRF as the Team for Cures Spirit of Hope Honoree twice.

Mr. Kaplan also co-founded the DZ Foundation, a 501(C)(3) charitable organization, which raises money towards finding a cure for Juvenile Diabetes. Founded in memory of Mr. Kaplan’s childhood best friend, the foundation gives out two scholarships each year to one male and one female student at Mr. Kaplan’s alma mater, Mahwah High School, who have demonstrated above and beyond leadership in the community and plan to attend an accredited four year university.
