With a background in market research and following trends closely, Preston Cannon has played an integral role in shaping landlord’s retail vision and high-profile retail tenant’s future spaces. Involved in market rollouts for top brands and a strong background with representing ownership, Preston handles transactions from all sides and a variety of requirements
and needs across the city.
Mr. Cannon significant tenant transactions include representing L’Oreal in its new retail lease at 404 Fifth Avenue, Herman Miller in its 51,000-sq.-ft. lease at 251 Park Avenue and Tourneau in its 15,000-sq.-ft. renewal on 57th Street. On the ownership side, Mr. Cannon represents Westfield in leasing its retail space at the World Trade Center, worked with ownership to lease
15,000-sq.-ft. at 580 Fifth Avenue to Sephora and is assisting
60 Guilders in leasing its space at 121-119 Spring Street.

HOW WE SHAPE THE MARKET
We have successfully worked hand-in-hand with Westfield from the early construction stages of the Oculus to the retail development of Tower 3. Throughout the process, we have been instrumental in redefining the Downtown Manhattan retail streetscape—combining established global brands with up-and coming tenants looking to plant their first flag.

We helped curate the retail at Brookfield Place, with a focus on attracting elevated, contemporary and luxury brands that appeal to young, professional demographics. We successfully attracted tenants with compelling marketing, creative deal structures, and effective merchandising.

We were recently engaged as the exclusive leasing team for the entire MTA Portfolio. Our first priority is to establish a streamlined leasing and RFP process for Grand Central Terminal—and bring in unique tenants that will drive traffic to the center. We are also assisting in the net lease of the East Side Access terminal.

We successfully convinced The NFL Experience to abandon the deal they were negotiating further north and move into 40,000 SF in prime bowtie. Our second deal was with Hershey who was growing increasingly frustrated at being out positioned by the M&M store, so we carved out a perfect space on the ground floor with entrances on 7th Avenue and 47th Street.
