Gwyn Mergh offers an incredible opportunity to acquire an amazing position, with gorgeous sea views, just moments from the beach. The current home is a very well presented 2 bedroomed dormer bungalow, with good room proportions and layout to appreciate its commanding elevated plot. This property has served as a wonderful home and has proven success as a holiday let too. However, the plots brilliant position screams potential to be maximised with redevelopment (subject to the necessary planning permission).
In recent years there has been an array of bespoke seaside ‘dream homes’ created on the quiet Battery Hill. The peaceful location, on a no-through-road further enhanced by the tranquil views have made this a hot spot to secure a waterside plot. It takes little imagination to see the incredible potential and different options for the plot to either tweak an existing home or start from scratch. The different levels of the current home offer a taste of the areas that should be utilised further to maximise the amazing outlook. Most notably on this surprisingly deep plot is the upper garden area that enjoys views over the roof tops from behind the property, perfect for an enclosed private terrace to the rear of the plot.
Steps lead up to the front of the property which has been landscaped as split level raised decking which provides a tranquil low maintenance garden to relax and enjoy the exquisite sea and beach views. A handy side porch/boot room entrance leads to an inner entrance hall. Sensibly, the primary reception rooms command the best views, dominating the front of the property. Double doors lead from the dining room/bedroom to the decked area and another set connect this versatile space to the living room allowing for an open flow. The living room offers sensational views via a floor to ceiling bay window gazing out to sea and across the bay, views you could lose hours wondering into.
A MUST VIEW to appreciate the fantastic position, stunning sea views and development potential of this well presented 2 bedroomed home.
N.B. Cash buyers only due to the presence of Mundic.
N.B. See agent for further detail of feasible plot development options (subject to the necessary

Portreath is a beautiful harbour village, once very active with mining imports and exports connected with the Chacewater area. Old mining old tram roads have now created excellent cycle trails, notably the coast-coast, Portreath-Devoran (approx. 11 miles). Other leisure options on the door step are the SW Coast Path walks, heading west towards Godrevy or East to Porthtowan or further to Chapel Porth and St. Agnes, all directions offering gorgeous scenery. The sandy beach and bay itself is popular with surfers and the village has a thriving Surf Live Saving Club. The nearby Gwel An Mor Resort offers ‘The Famous Nine Golf Course’ or there is Tehidy Golf Club within easy reach, a great parkland course in a lovely setting.
