KEY RETURN
Please refer to your Lease to confirm your scheduled move-out date. All residents who are not renewing their Lease must be fully moved out by 12:00 PM and have all keys and parking stickers turned into Aspire 349's Leasing Office. Residents that are not fully moved out by 12:00 pm, will be charged a $200 holdover fee per day.
CLEAN, CLEAN, CLEAN
Clean your apartment and take all personal items with you. Do not leave any trash or items behind. $25 will be charged per bag of trash that is left in the unit. Cleaning must be completed prior to the end of your Lease and scheduled move out date. Please refer to your Lease to confirm your scheduled move out date.
RENEWING RESIDENTS
The management team, as well as contractors, will be entering the units that are partially in preparation for the new residents moving in. Management will provide at least 24-hour notice for entry to the resident. If management requires our contractors to clean the common areas of your unit, the residents in the unit will be charged back the cost. We ask that the renewing residents secure any personal or valuable belongings, keep entryway clear, and kennel or crate any pets before the management team arrives. Management is not liable for lost or stolen items.

Q. If I leave an item in the apartment, can I come back and pick it up?

Q. My roommates forgot trash in the common area. Do I have to pay for this?
Yes, all keys and parking stickers can be mailed in as long as they are received before your scheduled move-out date at 12:00 PM. If keys are received after your scheduled move-out date a $75 late fee will be charged to your account for each day the keys have not been received.

ELECTRIC ACCOUNT
AUTOMATIC PAYMENTS
Any balance or damages on account will be deducted from deposit held or sent to collections if not paid within 30 days. Before departing, check your balance on the Resident Portal or with the front office staff.
Any unpaid balance will need to be settled at move-out. All move out charges will be sent to the email listed on your account.
If the designated account holder is moving out and you are staying, it is your responsibility to transfer the electric account into your name or one of your roommates’ names and maintain the account moving forward.
If you are moving out, make sure to cancel your automatic payments on the Resident Portal.
If you renewed for the following term, you will need to setup any automatic draft payments again.
Yes, Management holds all items for 30 days. After the 30-day mark, all items will be disposed of.

Yes. All common areas are a shared cost and will be split evenly between the roommates, unless the roommate responsible claims the charge in writing to Aspire Management.

Refund checks are sent from our corporate office and should arrive 30 days after receiving your final statement. All forwarding address must be domestic mailing addresses.

The following list represents, but is not limited to, those items commonly replaced due to resident damages. Items not listed may require an estimate from a subcontractor. Please allow for 3-5 business days for such items. All prices are subject to change without notice.
Q. Can I continue to park at Aspire 349 after I move out?
If you are no longer a resident at Aspire 349, you cannot continue to use parking. Any non-renewed resident will have their car information removed from our system and will be subject to being towed at the owner’s expense.

Flooring must be swept/vacuumed
Remove all personal belongings
Take all trash to the trash compactor, clean out trash bin, trash bin replacements start at $40.
Fill in any holes larger than a push pin. Use only spackling
to fill in these holes
Remove all Command or similar hooks from all surfaces. Do this very carefully as damage to the walls from Command or similar hooks will be subject to a fee. Command hooks that are not removed from surfaces will also be subject to additional move out charges.
GENERAL CLEANING
Clean tub/shower/toilet/sinks with sanitizing cleaners Remove anything from the bathroom, and all sink drains Check for items in all cabinets
BATHROOM
Clean inside and outside of microwave and stove/oven
Clear any food particles out of the dishwasher and sink
Check for items in the oven and broiler
Check for items in all cabinets
KITCHEN
Remove laundry from the washing machine and dryer
Remove lint from lint trap in the dryer
LAUNDRY
Remove all personal belongings out of all cabinetry, including the media console and coffee table

Refund checks will be made out to the resident that is listed as the primary on the lease for any shared leases.
Refund checks cannot be altered.
If the check is returned for any reason you must pick the check up at Aspire 349's Leasing Office.
