Here's what I envision it to look like with those ideas incorporated.
First, let’s extrude a tower block to inject the bonus floor area granted by URA.
The street-facing retail podium needs a refresh to maximise capital gains.
Idea: How about redistributing the building to give greater exposure to the iconic stepped terrace structure, while creating a pedestrian corner? Maybe this will help people appreciate the building’s unique architecture more.
The annex block’s new layered form would also pay homage to the building's original stepped design. The block can house a hotel. We can allow the public to access the tiered side.
Vertical cores, structural column-jackets and lateral l-beam bracing can be added to strengthen the reconfigured structure.
To let in more light and wind into the deep, open tiered space, an architectural fissure can be added to separate the hotel wing from the main building, which can retain its residential and retail uses.
Plug-in modules can be added to the tiered space to bump up the lettable areas.
