We provide design services from feasibility stage through to outline application stage for rural and urban sites. This includes RIBA Stages 0, 1 and 2
We produce concept masterplans, detailed masterplans, 2D and 3D visuals of new developments, presentation material and planning documentation
Our residential projects range from 1 – 500 homes
Our strategic projects range from 500 - 15,000 homes, with associated uses
We work with public sector clients to create frameworks for town centres and other urban sites
We produce masterplans for retail and commercial sites including Class A and Class B uses
We have expertise in the design of retirement living and care related developments
Our clients are both public and private sector, including councils, land promoters, developers, landowners and investors

Carter Jonas masterplanning, planning and development teamshave acted on behalf of promoter and developer Shaptor Capitalover a three-year period to progress proposals for a new gardenvillage scale development close to Canterbury and Faversham inthe Swale Borough of Kent. The 2,000+ home settlement willsit adjacent to two existing villages, Boughton-Under-Bleanand Dunkirk.

Residential developments
Our team was commissioned to investigate the capacity of part of the site for residential redevelopment, should the Constabulary be relocated elsewhere. The secure site falls into 3 parts: the main orthogonal campus in the east; a central recreational open space area; and an area of woodland and scrub in the west.

The proposal involves a modest number of homesset within a generous landscape around the developmentincluding a planted buffer towards the northern end of the sitenear the River Colne & Riverside Business Park. We were askedto create a landscape-led plan for new homes to and at the sametime respect the setting of Earls Colne Conservation Area andlocal heritage assets.
Project Land at Earls Colne, Essex Client Heyhill Land Limited
We were appointed to prepare a masterplan which marries the aspirations of the local authorities with the regeneration ambitions of the land owners. The masterplan includes a 300 hectare employment area creating 50,000 jobs and a new garden town community of over 10,000 people, with a 200 hectare public park connecting the two.

Strategic
We were appointed to prepare an Initial Development Prospectus and subsequently to prepare more detailed development briefs. Our plans opened up the River Anker waterfront, created a major new rail gateway, integrated rail and bus interchange facilities, improved the tourism and leisure offering and widened the retail offering to embrace town centre living.

Regeneration
We were appointed on two residential schemes of up to 224 dwellings. Our plans were developed based on four key design elements; a central square over the undevelopable wastewater reservoir and adjacent services, a retained seafront walkway/cycleway enclosed by potential artists’ colony and display space, informal timber townhouses in the west, and a more formal residential development in the east.
Project West Marina, East Sussex Client Borough Council
We were appointed to undertake a comprehensive 4-year regeneration plan for the whole town centre from the River Yare in the west to the seafront in the east, and from the station and Minster in the north to the St. George’s Cultural Quarter in the south. The study produced an integrated physical and economic renewal plan with a series of projects.
