Although total activity does appear to be below the same period last year, it is important to note that these preliminary transaction figures for 2025 are expected to increase significantly over the coming months. This upward revision is expected as more sales are officially registered with the Land Registry, a process that involves a time lag of several months before transactions are fully integrated into the database. In all, we expect that by the end of the year total transaction volumes will be the same, if not greater than 2024.
Transactional activity at a glance
So far in 2025, London's prime luxury residential market has recorded 79 property sales exceeding £5 million, totalling an investment volume of £778 million. This represents a decrease compared to the same period in 2024, which saw over £2.9 billion in investment across 300 sales above £5 million.
Given the typical delays in registering transactions with the Land Registry (as mentioned earlier, which can take several months for sales to become live in the database) we anticipate these preliminary figures for 2025 to be upwardly revised as more sales are officially recorded in the coming months.
Outside London, the luxury property market in the rest of England (for properties over £1.5 million) has seen total investment volumes reach £1.9 billion across 878 transactions year-to-date.

The prime luxury market in London and across the country as a whole, has demonstrated a varied performance this year. In Prime Central London (PCL), there has been a decline in prices, with values still below their previous peak while in areas outside of central London prices have held up well over the course of the year. The current market environment is favorable for buyers, who are often able to negotiate discounts on asking price and the overall sentiment among buyers is cautious but opportunistic. We have also noticed that the demographic of buyers is also undergoing a shift, with a growing presence of domestic, American, and Middle Eastern individuals.
