The current average property price across South West London is £691,000, reflecting a slight fall of around 2% over the last year. However, this area encompasses a wide range of properties differing in available stock type, location, proximity to public transport, size, etc., which results in a broad array of price points.
AUTUMN 2025
Residential market activity is slowly beginning to bounce back toward normal levels following the April 1st stamp duty changes. However, two factors: general economic uncertainty and global geopolitical concerns, are slightly dampening the market and restraining growth. The primary constraint is stretched affordability, as wage growth has lagged behind house price increases over the last 5-10 years. Nevertheless, buyer demand remains resilient. Given the expectation of at least one more interest rate cut in the next 6-12 months, we forecast consistent sales and price growth at a more sustainable rate of 1.5-2.5% in 2026.
The average property price in South West London is 23% more than across Greater London (£561,587) and more than 1.5 times the national average of £269,735. However, the more affordable locations across the capital and the country have experienced slightly more price growth over the last year.
Affordability has been a major influence on levels of buyer demand over the last few years and this is expected to continue in the near-term.
In the private rented sector, average rents in South West London are £2,704 per calendar month, a rise of around 2.4% over the last year. Strong tenant demand and a shortage of available rental units will keep upward pressure on rents over at least the next 6-12 months.
