The current average property price in Winchester is just over £456,300, reflecting a slight fall of 2.4% over the last 12 months.
AUTUMN 2025
Residential market activity is slowly beginning to bounce back toward normal levels following the stamp duty changes from 1st April. However, two factors: general economic uncertainty and global geopolitical concerns, are slightly dampening the market and restraining growth. The primary constraint is stretched affordability, as wage growth has lagged behind house price increases over the last 5-10 years. Nevertheless, buyer demand remains resilient. Given the expectation of at least one more interest rate cut in the next 6-12 months, we forecast consistent sales and price growth at a more sustainable rate of 1.5-2.5% in 2026.
By comparison, property prices in the wider region of the South East have grown by around 1.2% with the average property here being £381,764.
During the 'pandemic period', Winchester saw prices in the area increase by an average of 18%. Since September 2022, however, prices have undergone a slight correction, with an average decline of approximately 7%.
In the private rented sector, average rents in Winchester are £1,448 per calendar month, around 7% above the national average of £1,348 pcm.
A strong level of tenant demand and lack of available rental supply in the area has meant rents have increased rapidly over the last three years, increasing by 20% since late 2022, and nearly 5% just over the last 12 months alone.
