The average property price in York is currently just over £313,000. This figure highlights the continued strong demand and popularity of the local area, as it is over 50% higher than the regional average of £206,000.
AUTUMN 2025
"Residential market activity is slowly beginning to bounce back toward normal levels following the April 1st stamp duty changes. However, two factors: general economic uncertainty and global geopolitical concerns, are slightly dampening the market and restraining growth. The primary constraint is stretched affordability, as wage growth has lagged behind house price increases over the last 5-10 years. Nevertheless, buyer demand remains resilient. Given the expectation of at least one more interest rate cut in the next 6-12 months, we forecast consistent sales and price growth at a more sustainable rate of 1.5-2.5% in 2026."
Average annual price growth in York has been easing this year and is now sitting at just under 1%, down from 3.1% through 2024 and notably lower than the national average of 2.8%. This slower pace of growth is likely a reflection of York's already higher average price point.
In the private rental market, average rents in York are £1,126 per calendar month, according to the latest figures from the Office of National Statistics (ONS). This follows rapid rental growth of almost 22% over the last three years.
The official data from the ONS Price Index of Private rents suggests that rental growth has now eased considerably, rising by just 1.2% over the last 12 months. However, we have seen that for good quality, well located units, rents are still growing by anywhere between 4%-8% per annum
