The hotel site identified in Maldon was part of a retail park developed out by Aquilla Holdings. Maldon has been a target location for a number of years with challenges in securing sites driven by high residential residual land values. The commission comprised an HMT Compliant Green Book Strategic Outline Business Case, supported by financial modelling, to understand whether the Council could realise greater benefits from its existing asset base through the creation of a joint venture development partner.

Our professionals provided development consultancy and agency advice in relation to the creation of a proposed science and technology park on a 118 acre (47.9 hectare) site. The team analysed the suitability of the site for the proposed development covering all aspects from competition, prevailing and predicted market conditions, the identification of key industry sectors and companies in the region, regional socioeconomics and demographics as well as regional university research specialisms.
Input was provided into the creation of the park’s masterplan which indicated that around 1m sq ft of floorspace could be created covering offices and R&D space, a hotel, retail and restaurant spaces, sports and leisure facilities as well as potential university education space and student accommodation.
The team provided development appraisals and sensitivity analysis run over the whole scheme to test the viability and potential phasing of development.

On behalf of the client, we promoted a 90-acre site, which achieved planning permission for around 1.5m sq ft of commercial space plus ancillary uses fronting the A66. An option agreement was subsequently negotiated and agreed with Tritax Symmetry with our commercial agency team securing a pre let to Amazon for a 1.5m sq ft warehouse. Outline planning consent has been secured for up to 577,500 sq ft of logistics space on the remaining land.

We provided advice on land assembly and negotiated acquisitions on the western boundary of Ashton Gate, Bristol’s premier sports, conferencing and events venue and home of Bristol City and Bristol Bears.
We also offered development and viability advice on the redevelopment which includes a new 4,000 seat sports and convention centre, 232 bedroom hotel, 125 apartments, 28,000 sq ft office building, and 536 space multi-storey car park.
Also included was development and marketing advice on disposal of surplus land at Longmoor Village with potential for 500 dwellings. Planning application also submitted.

We were appointed by Brick by Brick, a private development company established by Croydon Council, having previously guided Croydon Healthcare Services NHS Trust on its strategic estate plan and advising of sites, negotiating terms for seven premises.
We were required to advise on a proposed primary care development in Coulsdon. Our planning team has successfully secured outline planning permission for a development of 1,400 sq m.
We have worked with the NHS Clinical Commissioning Group to establish demand for the development, negotiate terms and market rent. There was an overriding lease of the premises, which is to be part funded from CIL contributions elsewhere in the borough. We have also advised on the level of receipt that could be expected from a forward sale of this pre-let opportunity to an investor or fund and are soon to commence externalisation of the opportunity leading to a detailed development agreement, which will complete our client’s funding to enable the development.

We worked closely with our wider planning and management teams to advise Homerton College on the development value of neighbouring land which they had acquired in the centre of Cambridge, looking at both residual land values and profit on cost.
An off market deal was agreed with a further education college to take an overarching lease on both the teaching space and student accommodation on a pre-let basis. The pre-let allowed Homerton to go ahead and fund the scheme with the team producing iterative development appraisals during the process which Homerton’s accountants could use for cash flow purposes.
Latterly, the team dealt with the planning for the site and the disposal of the land.

We were appointed by MEPC to prepare a Hotel Market Report to assess the supply of and demand for a new build hotel adjacent to the racetrack at Silverstone Park as a preliminary assessment prior to securing a hotel occupier for the proposed development. A series of potential development plots were appraised for their suitability for a new hotel with advice given to MEPC on how best to proceed to satisfy hotel occupier demand and maximise value.
The report reviewed the market environment considering business, conferencing and tourism demand and other nearby attractions which might also provide guests. A section covered current and future hotel supply in the vicinity, looking at size and type of hotel, occupancy rate, the average daily rate, revenue and pricing of rooms.
The demand side also considered the ongoing expansion through the masterplan of Silverstone as a
business and technology location within the CaMkOx ARC. A survey of local businesses was undertaken to ascertain the type of hotel accommodation required and particular facilities most in demand and lacking in the area.
The report provided a review of hotel operators in the UK categorising them by type, number of rooms and number of locations. Given the local supply and the expected demand, a target list of operators to approach was recommended to the client. The report concluded with recommendations on the next steps to secure a hotel for the park.

Kellard’s Place located on the entrance to Kings Lynn includes a Travelodge Hotel, Greene King Hungry Horse and a Starbucks Drive Thru.
We were originally instructed to provide acquisition advice to Travelodge Hotels Ltd and Greene King which led to two sites being secured for them within the Kellard’s Place development for a hotel and family pub.
Subsequently, our professionals, working with the developer Equity Estates PLC, secured funding for the Travelodge Hotel and were retained by Equity Estates to market the last remaining development plot allocated for a drive-thru. Having secured planning permission for
a coffee drive-thru, we secured the sale of the drive-thru plot to Burney Group following on from which our team was retained to let the proposed unit. Terms were agreed with Starbucks with the building complete within six months of breaking ground.
