As part of application, the urban greening factor was considered and maximised. Carter Jonas worked with the project team to improve the urban greening factor of the proposal by considering alternative landscaping species and drainage measures. Carter Jonas liaised with the Greater London Authority to ensure all parties were satisfied with the end proposals.

Carter Jonas worked with and on behalf of the local authority, Teignbridge District Council, to
acquire a single site at Dawlish to provide environmental offset.
Sites were identified via the Teignbridge Local Plan for future residential development around the Exe Estuary, an area designated a Special Protection Area (SPA) for its significant bird populations and Dawlish Warren, a Special Area of Conservation (SAC). A Habitat Regulations Mitigation Strategy was drawn up – via a joint Council approach – that included the delivery of alternative green spaces.
Carter Jonas worked with and on behalf of the local authority, Teignbridge District Council, to acquire a single site at Dawlish to provide environmental offset.
CREATION OF PUBLIC PARK Devon
Carter Jonas worked with the Council to identify and support the purchase negotiations for 65-acres of agricultural land that subsequently became Dawlish Country Park. This is a semi-natural recreation setting for walking, including dog walking, which attracts visitors that might otherwise have gone to the nearby European protected wildlife sites. Developers of nearby land contributed s106 payments to support delivery by the Council. This has allowed new habitat creation, an organic arable crop and a habitat for cirl buntings as well as providing important recreational space and enjoyment for visitors who can engage with natural surroundings.
PLANNING & BIODIVERSITY NET GAIN FOR RESIDENTIAL SCHEME SUSSEX
Carter Jonas worked on behalf of Homes England and in support of proposals for 10,000 homes to the west of Ifield.
We were involved in early discussions with both Horsham District Council and Crawley Borough Council around the options for on-site biodiversity net gain and the strategy to achieve this.

Carter Jonas is working on behalf of CEMEX on proposals for up to 150 residential dwellings in Hykeham.
We provided input and reviewed the draft proposals in relation to delivering 10% biodiversity net gain on-site. As part of the scheme, we were involved in discussions with Lincolnshire Wildlife Trust.

PLANNING & BIODIVERSITY NET GAIN FOR RESIDENTIAL SCHEME HERTFORDSHIRE
Carter Jonas provided consultancy advice to assist Hill Residential in preparing and submitting a planning application for 160 new homes.
The development site, which consists of fields surrounded by hedgerow, has been released from the Green Belt and allocated for residential development within the Local Plan.
We identified Green Belt land to the north of the site, owned by the same landowner, where the biodiversity net gain could be achieved, and we successfully agreed this approach with the case officer through pre-application negotiations, prior to submitting the planning application.
Carter Jonas provided consultancy advice to assist Hill Residential in preparing and submitting a planning application for 160 new homes on the edge of Croxley Green, within Three Rivers District Council.

By achieving the uplift (and the attenuation pond, which also forms part of the drainage strategy) on adjoining land, we were able to optimise the development potential of the site.
WOODLAND GENERATION & CARBON CREDIT TRADING
LAKE DISTRICT
Carter Jonas is pro-actively managing a woodland generation project on behalf of our landowner client.
The project is located on a Registered Common located in the south of the Lake District National Park, part of a UNESCO world heritage site.
The project entails working with Natural England and the Commoners Association to fence off and plant up around 700 acres of fell with native species and to allow natural regeneration in areas where the terrain is too steep for planting.
The project aims to improve management of the Common, reduce the presence of invasive species such as bracken, provide increased biodiversity, an income for the Commoners Association (via a Countryside Stewardship Scheme) and provide the freeholder with future income through the sale of carbon credits.
