Carisbrooke Investments
Haverhill, Suffolk
Carter Jonas jointly marketed the 9 acre site, located to the north of the town centre and adjacent to the new Haverhill Research Park. The fully serviced site was offered to the market benefitting from outline planning permission for 150 dwellings with 10% affordable housing. The site was marketed in the spring of 2012 with a sale agreed to Taylor Wimpey.

RLW Estates
Carter Jonas has provided commercial, economic and delivery advice for Waterbeach New Town. This site forms a key part of the Council’s proposals to meet the housing needs in support of the growth of Cambridge. The scheme encompasses land extending to circa 1,200 acres and will provide over 10,000 new homes and associated commercial space in addition to community/ leisure facilities, new schools, and open space. Key to the scheme is the provision of high quality public transport links to Cambridge, including a relocated railway station, pedestrian, and cycle links.

Carter Jonas led on engagement with local stakeholders, including the local community for India House, a heritage site suggested for demolition and replacement with retail units an residential flats. A sensitive process was undertaken that lead to declarations of support from many key stakeholders, support which ultimately helped to secure planning permission. The site falls within Flood Zones 2 and 3 and as such is at a high risk of flood. National planning policy required the completion of a Sequential Test Assessment, which Carter Jonas produced on behalf of the client.

Manor Oak Homes & Private Landowner
Carter Jonas acted for a private landowner to secure a promotion agreement with Manor Oak Home on a 4.4 acre parcel of land in the village of Waterbeach, 5 miles north of Cambridge. Our Planning team was instructed by Manor Oak Homes to submit a detailed application for 60 dwellings with 40% affordable housing. The application was appealed for nondetermination, where the Carter Jonas Planning team and their legal representatives successfully argued that the local authority did not have a current 5 year housing supply and hat the village and development were sustainable. Carter Jonas subsequently marketed the property on behalf of Manor Oak Homes in the summer of 2014, and sold to Morris Homes.
