Our Cambridge based professionals are retained by South Cambridgeshire District Council to manage their investment and asset management portfolio. Our appointment has included the acquisition of Building 270 on behalf of SCDC in 2019, in-depth advice on the extensive refurbishment programme and an on-going project and asset management role.
The newly named Parallax building sits on the world-renowned Cambridge Science Park campus which is home to more than 130 companies across 150 acres from start-ups to major players in the science and hi-tech sectors.
Carter Jonas worked closely with SCDC to advise on the transformation of the building into six individual open-plan office suites, centred around a stylish triple-storey atrium. Each of the suites have been designed to Cat A specification, with raised floors and fully upgraded heating and ventilation and LED lighting. The refurbishment focused on achieving low-carbon credentials, with high specification upgrades to all M&E systems, integration of solar PV, electric vehicle charging points and a state-of-the-art Mitsubishi HVRF system.
Since the works have complete, the Commercial Agency team have been working together to dispose of the 38,538 sq ft of Grade A office space on a leasehold basis. 270 Cambridge Science Park has been repositioned to become an attractive, high quality, competitive space on the Park and the investment value has significantly increased as a result of the broad range of expertise and investment strategy put forward by Carter Jonas.

A substantial 87 acre site, 2 miles to the Northeast of King’s Lynn, with 3 separate landowning parties.
A Promotion Agreement was initially negotiated on behalf of the majority Landowner and the site was promoted through the emerging local plan by the Carter Jonas planning team, who were subsequently successful in obtaining outline consent at appeal for 600 units.
The Cambridge Residential Development Team then undertook a full, National, marketing exercise, acting as the primary lead between Landowners agents, legal representatives and the Promoter, and co-ordinated a competitive informal tender process, generating offers in excess of expectation, prior to the selection of a preferred bidder.
The team were able to ensure focus was maintained, obstacles overcome and momentum maintained to see the site successfully steered to contractual exchange with a National House Builder, securing the reserved matters application for colleagues. It is anticipated that construction will start on site in Jan 2023.

Our Planning Consultancy team was instructed to manage a complex planning application for the redevelopment of a significant brownfield site on a main arterial road into Central Cambridge. The proposal involved the retention of the former NIAB.
Headquarters building, the demolition of all other buildings and structures, and the erection of buildings with basements for 291 Build to Rent units (Use Class C3) including affordable
housing and a 202 bed Apart-Hotel (Sui Generis) and associated facilities along with access, car and cycle parking, landscaping and infrastructure works.
Our planning team managed a team of other consultants to take this scheme through the planning process and were extensively involved in neighbour and stakeholder consultation. The team negotiated the terms of the Section 106 Agreement under which 20% of the total number of build to rent units will be reserved at below market rents for those with a work or family connection to the City.
Construction is expected to commence in 2023.

Our building consultancy team in Cambridge have played a key role in the growth of Cambridge Science Parks, advising clients such as The Welding Institute to design, procure and manage the refurbishment of their diverse property portfolio, to create desirable office space for a range of commercial tenants.
Our extensive experience and expertise of heritage properties has significantly contributed to the successful restoration of Abington Hall, a landmark Grade II* listed refurbishment, set within the grounds of Granta Park. Abington Hall has taken on many different roles through its history and now offers 14,500 square feet of unique modern office space for multiple occupants.
The completion of this project within budget and programme was critical in helping The Welding Institute to maximise return on investment and increase commercial revenue from a previously vacant asset. Carter Jonas’ knowledge and track record in the heritage and commercial fit-out sectors enabled us to deliver on the client’s expectations throughout all stages of the project, including design, specification, and stakeholder management.

Carter Jonas has managed the Gaynes Park Estate in Essex for over 20 years and is tasked with identifying opportunities to increase regular income and achieve capital gains. With a mixed farming operation that historically covers its costs, and the expected reduction in future subsidies, the estate needs to look at alternative income and opportunities from the Estate Assets.
Nine potential development projects have led to five planning applications. Three of which have now turned into planning permissions. This will enable capital receipts from the sale of five new development plots to help develop out two conversions and one new build.
The next phase of the estate’s development is a commercial application which could turn five agricultural buildings into a business park with potential for over £100,000 of rental income.
The estate also already benefits from natural capital diversification in the form of a woodland burial site via a 100-year lease over 20-hectares.
Opportunities at Gaynes Park are driven by the level of development and population numbers in the local planning authority area. The estate is in a good position to deliver Biodiversity Net Gain for a proportion of the 12,000 new houses that are required locally.

Our Masterplanning Team are appointed by Bloor Homes to assist them in the early promotion of a residential-led, mixed use extension on the western edge of the village of Linton, Cambridgeshire.
With heritage and landscape considerations to be addressed, the challenge for the team has been to prepare a masterplan vision that will deliver a sustainable and integrated community that responds positively to its surrounding context, and to the challenges of our changing climate.
The resulting landscape and environmentally led masterplan will deliver a new sympathetic village-style development of approximately 300 new homes, interconnecting by a network of green spaces, that are woven into the heart of the development.
The masterplan vision promotes strong environmental and community placemaking design solutions. The development will be set in approximately 6.5 hectares of new publicly accessible open space, including children’s play spaces and significant ecological, habitat and biodiversity enhancements. The Broers Building is owned by our client the University of Cambridge and prominently sits at the University’s West Cambridge Campus as a hub for emerging and established R&D companies. The 42,000 sq ft four-storey multi-let office and laboratory accommodation commands some of the highest rents (on a rate per sq ft basis) across Cambridge, outstripping some of its Science Park, Research Park and Innovation Park counterparts.
Over the past few years our Cambridge Property & Asset Management team has successfully been able to optimise our flagship client’s key investment property. Our team has led on a wide mix of negotiations with tenants navigating lease re-gears, surrenders, break options, dilapidations, new lettings and renewals. In doing so, we have been able to avoid any significant voids and importantly, achieve record new rent levels in the building; on multiple occasions increasing rents by over 10% per annum and elevating the local benchmark.
The flow on effects of our asset management services for the University of Cambridge have significantly improved the investment’s WAULT and inherently seen considerable capital value appreciation well north of £20m.

Carter Jonas have valued the Property on a number of occasions, firstly as a bare development site prior to any works but with detailed consent for Phase 1, secondly upon completion of Phase 1 and with detailed consent for Phase 2 and finally upon completion of Phase 2. Situated on a private road off Hills Road, Homerton Business Centre occupied by Abbey College lies between Homerton College and Hills Road Sixth Form College. The Business Centre provides modern office, teaching and student accommodation within a 10 minute walk from the train station and sought after CB1 office location.
We were instructed by the freeholder Homerton College to undertake rent reviews on two buildings housing a combination of teaching and office accommodation and comprising in excess of 46,000 sq ft. Reflecting the original negotiations when the Property was constructed for the current occupier, the geared rent review provisions which differed between the two buildings included non-standard assumptions.
Our knowledge of this location and property sector enabled an increase in excess of 10% of the headline rent to be achieved for Homerton College.
