The Carter Jonas Energy team have contributed to the successful buildout of a 100MW Tesla battery storage scheme near Hull, one of the largest schemes in Europe.
After initially being contacted by the owners of the 70-acre farm to help dispose of the asset, Head of Energy Charles Hardcastle and his team advised the site had untapped potential being located adjacent to a major National Grid and Distribution Network substation. After an initial planning screen of the site, we recommended the opportunity for a generation or battery storage development should be explored.

An application was submitted to Northern Powergrid and we secured a connection offer for 100MW of import and export capacity in the landowner’s name. We then marketed and promoted approximately 12 acres of the farm to battery operators and secured competitive bids for the site, before advising our client in entering an option and ultimately a long lease with the preferred developer, Harmony Energy.
Carter Jonas’ Energy Planning team was then instructed by the developer to secure planning permission for the proposed development. This included pre-application advice, survey
coordination, the preparation and submission of the application and discharge of conditions. Challenges successfully overcome include flood risk and access.

In 2019 Carter Jonas acting on behalf of a private landowner negotiated a Promotion Agreement with Harworth Estates at Birdwell.
Harworth retained Carter Jonas’s planning services to pursue an Outline Planning Application for 118 residential units on the 8.87 acre (3.59 ha) site which was granted in spring 2022.
Carter Jonas’s Development team then acted on behalf of the landowner and Harworth to market the development site to national
housebuilders. The site was marketed with a full suite of information allowing the developers to put forward well thought out detailed offers. The site was very well received by the market attracting 15 offers, of which 9 were unconditional on receiving Reserved Matters. Avant were chosen as the preferred bidder.

As retained agent for The Wheler Foundation, Carter Jonas was instructed on a consultancy basis to oversee the restoration of the Grade I Listed property into ten houses and apartments, which was on the Buildings at Risk Register until last year. The restoration has been a three-year project due to complete April 2023.
Complexities arose around planning, we had the disruption of Covid, the Ukraine war seeing energy and material costs increase significantly, which all played their part in the running of the project.
Carter Jonas have played a large part in the restoration, acting on behalf of the Trustees of the charity, ensuring a high-quality product fit for the 21st Century letting market. As the project comes to an end, Carter Jonas have been instructed to let these residential properties and manage the building thereafter.

Carter Jonas was involved in successfully applying for grant aid from Natural England towards the cost of reapplication, sourcing a specialist advisor appointed to write the new Heritage Management Plan, providing information on the Estate and advising on the final draft of the Plan, resulting in very few additional obligations being imposed. The process is ‘niche’ requiring specialist knowledge and experience, and the Carter Jonas staff involved, having a thorough knowledge of the Estate as well as knowing the officers and advisors within the respective organisations successfully obtained Natural England's full support for the reapplication.

The Leighton Hall Estate lies in north west Lancashire and as retained agent, in 2022, Carter Jonas was instructed to project manage the process of reapplying for Conditional Exemption – a capital tax relief scheme administered by HMRC, following successive UK government recognition that ‘national heritage’ should be conserved and protected for the benefit of everyone, whilst remaining with the owners who should be encouraged to retain and care for these assets.
The designated heritage area covers c.388 ha (c.960 acres) and is made up of a diverse and beautiful rural landscape consisting of low limestone hills covered with woodland, set around a landscape bowl containing Leighton Hall (itself dating from around 1760 and with close links with the Gillow furniture manufacturing family).

Carter Jonas Planning North team successfully submitted a planning application and secured planning permission in December 2021 for the large-scale redevelopment of the British Library’s site at Boston Spa in West Yorkshire.
A major construction project will transform the 44 acre site -originally a World War II armaments factory, and for the past six decades the northern home of the UK national library -into a modern archive capable of storing its growing collection for decades to come.
The £95 million Government funded redevelopment will create much-needed storage capacity, with further work dedicated to improving facilities for staff and visitors and making significant improvements to the environmental sustainability of the site.

Following significant government investment announced in the March 2020 Budget, the Library is expanding and refurbishing the West Yorkshire facility just outside Boston Spa, near Wetherby.
The Library’s team, supported by Carter Jonas Planning Consultancy and Project Management teams, submitted a planning application to Leeds City Council last year.
The plans reflect the importance of sustainability within the development, which will see the creation of a low carbon archive and new green spaces designed to support biodiversity.

Scampston Estate is a diversified rural estate that had already diversified into the leisure sector with Scampston Park Lodges.
The estate were looking to further diversify, being well aware that as part of the agricultural transition the income from the Basic Payment Scheme will reduce to zero by 2027. An opportunity arose to erect a purpose built pig finishing unit that would be let to a third party providing the estate with a guaranteed rental income and in addition allowing the arable enterprise to benefit from the pig slurry, thereby reducing the artificial fertiliser requirements, whilst also boosting organic matter levels.

The design and specification of the Cat-B Office fit out project was tailored to meet the specific requirements of the Client and Stakeholders. This included corporate signage, wall art designs, light fittings, fitted kitchen, suitable office furniture, frameless whiteboard walls, artificial planting, IT equipment and telephony installations.
Following the successful completion and handover of a new National Highways Depot, developed to Cat A Office fit out (also, Project Managed by Carter Jonas). The Client came to us with an issue. The new office accommodation needed to be designed, procured, and installed to Cat B office fit out. Carter Jonas has been appointed by Network Rail as Senior Sponsor for the £9bn Transpennine Route Upgrade from Manchester through to York. This includes the promotion of the largest Network Rail Transport and Works Act Order (TWAO) for circa 13km worth of enhancement works. As Senior Sponsor, we are responsible for the successful submission of the TWAO and other consents, and ensuring all required submission documents are submitted in accordance with the programme, aligned with the GRIP process and within all necessary governance and authority. This includes significant engagement with design, construction and environment project teams, and with reporting back to Network Rail and the Department for Transport, as well as representing NR with external stakeholders and the public.
Carter Jonas’ Infrastructure team are also appointed for land assembly, land referencing, and TWAO expert witness services for all TRU works East of Leeds, including over 40km track, all stations from Leeds to York, and the promotion of three further TWAO’s.

We were instructed by Artisan Real Estate Limited to provide valuations for the acquisition of a former HMRC regional office in Shipley, north of Bradford, West Yorkshire comprising 380,000 sq ft on 12.05 acres. Artisan’s proposal was to apply for planning permission to develop 325 residential units together with 19,136 sq ft of commercial accommodation. At the acquisition stage there was no planning permission so we were required to value the site both in it’s existing office use and based on the proposed residential scheme. Artisan were successful in buying property. We were then instructed to submit a viability report to the Local Authority from which to negotiate / agree the S106 obligations. Once agreed we valued the site for loan security. The development is commencing shortly in 2023.

Tom and Nicky were asked to review a full range of office accommodation options for CAP, from a stay put and minimal repair option, to relocation options and also the option of developing a new building for the charity. An options appraisal was prepared that enabled CAP’s leadership team and its Trustees to understand the benefits, risks and costs, and the deliverability of each option. A decision was made to move to an existing freehold office building in Bradford city centre. Nicky secured a 42,000sq ft office building for CAP at 30% below the quoting terms.
