Avocet Tower Pitch Round One
CBRE was asked to re-pitch ownership for Avocet Tower in Bethesda. The team focused on the importance of amplifying the property’s position in the market and detailed CBRE differentiators that could help achieve this. This included partnering with internally curated national groups including The Chamber and IQ Collective, as well as our in-house agency property marketing team, Calibre Creative. The team also emphasized the need to attract the right tenant by tailoring pitches for each prospect using their own tone of voice and imagery that resonated with each company.

Avocet Tower Pitch Round Two
As part of the Avocet Tower pitch, CBRE was tasked with touring Avocet’s ownership through their own building as if they were a prospective tenant. We focused on providing a hospitality-infused and energized tour experience. Beyond activating and personally staging areas on the tour path, the team also curated touchpoint experiences throughout the building. These personalized touches included breakfast in the lobby, custom towels and spa water in the fitness center and gift bags on the rooftop. The team was also prepared with a Plans demo to help prospects visualize possibilities of current shell spaces.

Tarbay Broker Event
Marketing was engaged to create a broker event invite for a baseball themed event at 7980 Tarbay Drive. Instead of using a standard image of the property, marketing created a lifelike animation using rotoscoping, a technique that layers lifelike movement over video. With each frame hand-drawn, the animation created an engaging piece that stands out in an inundated inbox. The final outcome was a captivating embodiment of the baseball theme, with a spotlight on the event details and broker incentives. Adding to the baseball-inspired excitement, the gift card holder was shaped like a home plate, ensuring every detail hit a home run.

20 Mass Event: Sips & Trips
Calibre was engaged to propose and execute a summer event concept at 20 Mass, Capitol Hill’s newest trophy office building delivering later this year. The challenge was generating excitement for a small lunchtime event that would give brokers a preview of the space. Calibre landed on Sips & Trips, a travel-themed experience of cocktails and giveaways. The event was promoted with an email series that featured fun animations, teaser messaging and event details. All attendees received a travel gift bag with custom 20 Mass AirPods and personalized luggage tags with their initials. Three grand prize travel packages were featured courtesy of The RMR Group and Royal Sonesta, the hotel operator inside the building. This connectivity led to great attendance, engagement and exposure for the project before launch.

MINA Restaurant Group Landlord Deck
Marketing was engaged to create a landlord deck as part of the expanding rollout of restaurants opening in the DMV under the Michael Mina Restaurant Group, MINA. The curated selection of restaurants set the scene for landlords to understand what the MINA brand offers and assisted in the recent opening of Ridge Club at City Ridge.

Auto Dealership Capital Markets One-Pager
Marketing was engaged to develop a full suite of materials for James Mitchell, Erin Rice and Joe Connolly who lead CBRE’s Auto Dealership Capital Markets service, showcasing their differentiators and amplifying awareness of the team in the market.
After finalizing the team’s webpage, cbre.com/autodealerships, marketing created a one-pager the team will send to prospects ahead of meetings, ensuring the prospect understands why the team is the clear choice before the pitch begins.
The Homer Building
CBRE was asked to present our leasing and marketing strategy for The Homer Building, an iconic office asset in Downtown D.C. at 600 13th Street, NW. To revitalize The Homer Building’s perception in the marketplace, we partnered with Calibre Creative Group to present a refreshed brand and compelling story. Using this new look and feel, the team began by setting the stage regarding market data, trends and the asset’s position in the market. The team detailed their thoughtful, cost-effective and future-forward leasing strategy by highlighting base building and suite-by-suite recommendations and leasing projections. CBRE was able to address ownership’s questions by detailing our targeted and specific strategy to drive revenues and illustrating a refreshed brand to showcase our speed-to-market capabilities.
Blue Oaks Logistics
When the business development marketing team was asked to design the pitch materials for 2701 Wilmarco, they partnered with property marketing to create spec materials showcasing our internal marketing capabilities. We started by brainstorming a new name, Blue Oak Logistics Center, to form the foundation of identity for the property. Using the new name and some identifying features of the building, such as location and colors, our team created a new logo and identity for the opportunity. We established branding using a spec brochure, webpage, email and property signage. Once the opportunity was won, these materials formed the first step in creating fully developed property marketing materials.
Point 14
CBRE Retail Property Marketing was engaged to create marketing materials for one of Logan Circles' hottest corners, situated along the vibrant 14th Street Corridor. In order to give the property a new identity and stand out in the market, we rebranded the corner as Point 14. With a trendy and nightlife-centric look and feel applied to the new restaurant-inspired logo and minimalistic maps, we successfully positioned Point 14 as the 14th Street Corridor’s newest hot spot.
