The Colliers Team was engaged by Fulcrum Asset Advisors to lease 3/6/9 Parkway North in Deerfield, a Class A Trophy Complex in the North market. After Mondelez announced they’re relocation out of Three Parkway North, the Colliers Team mobilized to market over 100,000 SF of contiguous Class A space. Within months of Mondelez vacating the property, The Colliers Team had identified two users to back fill over 100,000 SF of space in the building. For the efforts involved in securing a long term lease with AMCOR, Colliers was nominated for NAIOP’s Suburban Office Transaction of the Year in 2022.

Formerly Allstate Life Insurance Company’s Corporate Headquarters, Colliers was engaged to develop a strategy to redevelop the property from a single tenant Corporate Headquarters to a multi-tenant Class A asset with best in class amenities. The first lease that was executed was a 165,000 SF long term lease with Old World Industries. In addition, nine high quality deals with tenant sizes ranging from 5,000 to 55,000 SF from diverse industry sectors with long term leases that totaled 143,000 SF (between January 2020 and December 2022). Which resulted in increasing the occupancy from 45% to 100% and created a weighed average lease term greater than 9.5 years.

Somerset Development engaged Colliers as a part of their redevelopment team prior to the acquisition of the former AT&T World Headquarters. Colliers was an integral part of their strategic planning and design to convert the asset from a single tenant headquarters to the most prominent multi-tenant mixed-use redevelopment in Suburban Chicago. During Phase 1 of the project, The Colliers Team leased-up the office portion of the asset from 0% to 95% through multiple lease transactions totaling 368,850 SF between October 2021 and December 2024; 10 of those transactions were long-term headquarter deals.

As a result, The Team successfully sold the property in October of 2022 to the Village of Rosemont to be used as the city’s municipal offices (start to finish the sale was completed in 16 months of engagement).

Colliers was retained to complete a strategic marketing plan to reposition the asset as “the boutique loft” Class-A office property in the O’Hare market. The redevelopment was completed and welcomed its first tenant in the first quarter of 2020. Between January 2020 and December 2024, The Colliers Team has completed multiple leases totaling over 110,000 SF bringing the occupancy from 0% to 87%.

The Colliers Team was engaged by Franklin Partners prior to their acquisition of the property to be part of their development team. The redevelopment was completed in December of 2019. The development was considered the most successful in Suburban Chicago history during one of the most challenging times. The Colliers Team completed 16 new lease transactions totaling 430,000 SF (including 1 space twice) between January of 2020 and August 2022.

Colliers quickly mobilized and put together a comprehensive marketing strategy to redevelop the property as a Class A asset with a best in market amenity program which resulted in attracting the US headquarters of a multi-national investment grade credit tenant and within 12 months, The Colliers Team had executed the 155,000 SF 13 year lease bringing the occupancy up to 100% by July of 2022.
