Our Approach
Engagement: Steady-State, Ongoing (through Exit) Situation: Abeo is (was) a leading provider of revenue cycle management, practice management and related technology to the perioperative suite. With growth primarily through several acquisitions, Abeo had a sprawling national real estate footprint that did not necessarily align with its purpose resulting in high real estate costs, excess capacity/underutilized space and, in many cases, the wrong space profile. Service Delivery: Location Strategy/Labor Analytics, Portfolio Strategy, Flexible Workspace Consulting, Technology Solutions, Colliers360 Dashboard & Analytics, and Transaction Management Solution: Complete assessment of its national footprint and the development of a robust portfolio strategy, resulting in some office closures, new office openings and across-the-board relocation of employees into higher quality, more productive office environments. A complete transformation of the footprint methodically executed over a four-year period through 28 transactions, over $10 Million in real estate spend (a material reduction from its prior state), and quantifiable value add/cost avoidance in excess of $2.3 Million achieved.
Engagement: M&A Advisory Services, Steady-State, Ongoing Situation: Choreo Advisors (“Choreo”) is a leading wealth management firm, with deep ties to the CPA community, that seamlessly choreographs the financial and related needs of families across the country. Choreo, the business formerly known as RSM US Wealth Management LLC, was purchased from RSM, the nation’s leading provider of audit, tax and consulting services focused on the middle market. The Colliers team was initially engaged during the pre-acquisition due diligence phase to confidentially provide ‘mark to market’ estimates of current real estate costs for the existing RSM locations in which (soon-to-be) Choreo employees were housed, as well as projected relocation rents and related capital costs for possible relocation options. Post-acquisition, Choreo engaged the Colliers team as a follow-on to provide potential viable relocation scenarios for each location. As part of the sale, RSM and Choreo had entered into sublease agreements to temporarily house Choreo employees, with a March 2023 deadline for relocation due to contractual provisions and regulatory guidelines (approximately an 18-month window). The Colliers team advised management on the best course of action, by location - traditional lease (either short or long-term), temporary flex space option, hybrid solution , or ‘work from home.’ Remaining in place was not an option. Service Delivery: Portfolio Strategy, Flexible Workspace Consulting, Technology Solutions, and Transaction Management Solution: Complete assessment of its national footprint and the development of a robust portfolio strategy, both pre- and post-acquisition. The Colliers team through its brokerage network provided timely local market reconnaissance and diligently executed 10 traditional office leases and a handful of temporary flex space agreements. All Choreo employees in critical RSM locations were effectively relocated by the March 1, 2023 target contractual ‘move’ date.
Engagement: Steady-State, Ongoing Situation: Smart Data Solutions is a leading provider of data management, claims routing and workflow solutions to health plans and TPAs. Smart Data Solutions (“SDS”) has a relatively small portfolio footprint and is currently headquartered in Eagan, MN. The headquarters space is not ideally configured nor optimally sized. The initial engagement with the Colliers team was to provide local market reconnaissance for Eagan, MN on potential relocation options as well as possible lease restructure scenarios. Separately, the SDS CEO is located in the DFW area (Plano TX submarket specifically) and the Colliers team was tasked with identifying a new office in this market for both the CEO as well as anticipated new hires Service Delivery: Portfolio Strategy, Technology Solutions, and Transaction Management Solution: Along with its Colliers team, SDS is still evaluating its options in Eagan, MN. For the CEO, the Colliers team was able to quickly secure an ‘off market’ lease option in the Legacy business development in Plano TX – at below-market rates and a ‘turnkey’ configuration with all furniture and accessories in place, resulting in virtually no capital outlay for SDS.
