overview
In the first quarter, the market recorded one of the lowest quarterly values of new supply in recent years. All newly completed modern retail schemes appeared in cities with populations below 100,000, in the format of retail parks.
Announcements of planned shopping center closures, including Galeria Bemowo (Warsaw), Galeria Dębiec (Poznań), and other facilities were noted.
At the beginning of the year, the Apsys Group acquired the Hala Targowa in Gdańsk. The facility will expand its gastronomic and cultural offerings while maintaining the traditional retail function on level -1. A Food Hall was opened in the Stary Browar shopping center in Poznań.
New shopping centers are planned in the Warsaw metropolitan area. Ceetrus and Apsys announced the joint venture to develop the Wilanów Park shopping center. Ceetrus obtained a building permit for the Góraszka Project in January 2025.
The XXXLutz Group, previously owning 50% of the BRW Group, acquired the remaining 50% and is awaiting approval of the transaction by the antitrust office. The CCC Group announced changes to its e-obuwie concept, preparing modifications to the concept of stationary stores and product offerings. Eobuwie.pl stores will open in cities with at least 60-70 thousand inhabitants, and the Modivo zone will be removed from them.
In the first quarter of 2025, five brands debuted on the Polish retail market. The first brick-and-mortar points of the travel agencies JoinUp! and Sun&Fun appeared in Warsaw, and the first HD Rey (health and beauty) opened near in the central Warsaw. The first Guess Jeans (fashion) stores opened in Wrocław and Poznań, and the Turkey-based brand Armağan Toys (children's articles) debuted in the renovated Nowa Sukcesja shopping center in Łódź. Also,in Łódź, the first Foodex Express convenience store opened on Piotrkowska Street. The Krakowski Kredens brand has also returned to opening brick-and-mortar stores.
