Colliers was engaged by U. S. Steel in 2018, and assisted in strategic property evaluation including several disposition strategies. Ultimately, U. S. Steel chose to sell the entirety of the Keystone Industrial Port Complex - an iconic 1,800 acre site just north of Philadelphia.
Due to the complexity of the sale (which ultimately included environmental liability transfer, master easement agreements, and utility agreements) the prospective Buyer's track record and ability to close were paramount. Colliers collaborated with the Seller to outline key objectives which were clearly communicated to the marketplace to limit transactional risk.
Through an extensive vetting and pre-approval process, NorthPoint Development was selected as a prospective buyer. Despite the large size and complexity of the site, challenges were effectively managed, resulting in an efficient and comprehensive closing process. The strong history and professional expertise provided by Colliers ultimately led to the seller selecting NorthPoint as the buyer.

Case Study
In 2022, on behalf of Mueller Industries, Inc. (MLI), Colliers completed the sale of 287 Wissahickon Avenue in North Wales to a local manufacturer – Geissele Automatics. Mueller went to market with a need for a short-term (two-year) sale leaseback.
The location and in-place zoning limited the viability of redevelopment in this location. As such, the highest and best values would be achieved through sale of the property to a user, value-add investor, or residential developer. Colliers undertook a comprehensive marketing campaign to prospective Buyers and while there was interest, actionable offers were limited. Few users could take advantage of existing improvements such as heavy power and crane service.
Ultimately, the Buyer selected was the only user which saw value in critical infrastructure – namely power, crane service, and zoning. This value was below what would have been achieved had building been located in area where redevelopment to industrial was viable.

Case Study
In 2023, Colliers concluded the sale of a suburban Philadelphia industrial property located within an EPA Superfund. This site was comprised of 75,000 SF situated on 11 acres north of the city of Philadelphia. The sale had numerous complexities including the Covid-19 pandemic, legacy environmental, and multiple private and public stakeholders.
Property with legacy environmental conditions always presents a challenge. Although we followed a tried-and-true strategy for disposition of a brownfield, unforeseen issues resulted in adding significant complexity to the transaction. It is important to remember that major, unexpected changes also present the opportunity to review and assess the situation it its entirety. While difficult, sometimes the best thing to do is pull back and reset.

Case Study
In the summer of 2020, Colliers was retained by a private land owner to facilitate a controlled bid process for this 101-acre industrial site which offered extensive infrastructure including heavy power and rail-service.
Formerly a trailer manufacturing operation, the site had been repositioned as a multi-tenant industrial complex with a combination of building and land leases. Additionally, the site had layered and nuanced environmental considerations tied to the previous manufacturing operations.
Ultimately, Colliers assisted the Seller in structuring a sale to a user of the available rail-infrastructure. Through the disposition process, our team was able to facilitate top of market pricing as well as favorable environmental provisions.

Colliers completed sale to PPI North America, a South Korean Pipe Manufacturing company. This was a 269,000 SF rail-served industrial facility providing direct access to western seaports via a Union Pacific rail spur, heavy power (12MW), and multiple cranes located in a tertiary market.
