As part of the 23-acre Pennovation Works, Pennovation Lab is a state-of-the-art, multi-tenant facility integrating laboratories and office spaces with advanced scientific capabilities. Scientific Amenities Supercharge What You Can Do at Pennovation Lab
Business Coaching and Mentorship
Take your business to the next level with our unique Mentors-in-Residence program. This program is offered on-site by PCI Ventures, part of the official tech transfer office of the University of Pennsylvania.
Networking Develop connections between local entrepreneurs, investors, partners, and Penn inventors amongst the more than 100 companies that call Pennovation Works home.
Lab ResourcesTap into lab management and safety practices and software at Pennovation Lab that are modeled on best practices used by the University of Pennsylvania.
Spaces that WorkFlexible and efficient amenities at Pennovation Lab include a two-story lobby with seating, lounge, and kitchenette. Lab suites offer autoclave, glasswash, and facility for dry storage and office suites offer flexible space configuration to meet tenant needs.
Building HVAC will be provided through a highly efficient Variable Refrigerant Flow (VRF) System with Heat Recovery.
One VRF cassette will be supplied for every 2,000 square feet leased, with additional cassettes included in tenant improvements
Laboratory Exhaust Systems will support exhaust hoods and equipment exhaust at 70 fpm face velocity with 18” sash height openings, with distribution and installation included in tenant improvements. Each lab will have dedicated duct chases, and wet lab areas have 6 air changes per hour.
Office and Lab outside air will be supplied by a redundant dedicated outside air system.
On-campus staff provide 24/7 site access control and monitoring.
Cameras and Card Access Control are at exterior doors and selected interior areas. Tenant suite security/access control included in improvements.
Building fully sprinklered with Fire Detection; adjustments in suites part of improvements.
Corridors/common areas have strobes and detectors; additional installation in improvements as needed.
Acid-resistant drain and vent piping stacks run vertically and are stubbed outside shaft walls within each laboratory area for future connection by Tenant (zones 1-6 only). The tenant is responsible for the collection of hazardous waste at the tenant suite.
Domestic Cold and Hot Water stubbed outside shaft walls within each laboratory suite.
A combined MDF/IDF room provided on the ground floor for incoming fiber optic cable services. IDF closets are provided on floors 2, 3, and 4 for Tenant connections to each Tenant suite. Tenant provides its tele/data closets and backbone fiber optic cables, via Building provided ceiling-mounted common area cable trays.
208/120V power is provided to electrical closets on each floor, conduit runs from the electrical closet to the Tenant suite.
Building provides (1) 400 kW diesel emergency generator. Connection to Building supplied emergency generator from electrical closet to Tenant suite, including conduit runs, if required, to be included in tenant improvements. A max of 2 circuits at 20A at 120V for each 2,000 SF leased.

Pennovation Works and Plaza are the hubs for events and socializing – join us for the annual Pennovation Accelerator showcase, our warm intros networking series, and happy hours. In addition to an onsite Café, food trucks often visit our Plaza, and Penn’s one-of-a-kind food hall, Franklin’s Table, brings foodie favorites direct to Pennovation Works.Nestled amidst expansive greenery, Pennovation Works is linked to the Grays Ferry Crescent where one can enjoy river walks, biking, recreation, and neighborhood activities. The Schuylkill River Trail connection at Pennovation Works will soon enable bike commuting from Southwest Philadelphia to Manayunk and beyond.
