Todd Willett is the Regional Managing Director of REMS|Virginia and oversees and coordinates a team of real estate managers and support staff responsible for over 30 million square feet of office, flex, industrial, and retail assignments. Todd has over 25 years of experience and joined the firm in 1998. Previously he was with a real estate development company for nine years where he was responsible for development, property management, accounting and administration for office buildings, medical centers and industrial properties. In addition, Todd spent three years managing residential properties in Northern Virginia and Hampton Roads. In Northern Virginia, he was responsible for 3,000 residential properties which consisted of single family homes, apartments and condominiums. In the Hampton Roads area, Todd was responsible for 500 resort homes and condominiums. Todd is a Certified Property Manager and holds a bachelor’s degree in Business Administration from Virginia Wesleyan College. He recently served as the Regional Vice President of the Institute of Real Estate Management.
Jessica joined in 2007 as the Office Manager and was promoted in 2009 to the Richmond Building Services Coordinator and is currently the Director of Engineering Services, REMS|Virginia. Her other responsibilities also include acting as an Assistant Property Manager on multiple accounts and assisting the Regional Managing Director, REMS|Virginia. Jessica directly oversees approximately 70 Building Services Technicians in Richmond, Charlottesville, Fredericksburg, Northern, VA, Nashville, Maryland, Pennsylvania, Delaware, and Atlanta. Jessica also oversees general Building Services Practices for the entire REMS|VIrginia region. She oversees schedules, business development, assignments, billing and compliance with Federal, State and Local codes regarding Building Maintenance.

Mr. Wilberger joined Colliers International in August 2012 as a Building Engineer. In 2014 he was promoted to Senior Building Engineer where he helped train on-barding technicians and traveled to different properties in Charlottesville, Washington D.C., and North Carolina to assist as a temporary technician. In 2018, Mr. Wilberger was promoted to Chief Engineer and now oversees over 500,000 SF in properties. His responsibilities include day-to-day building management, tenant relations, maintenance project oversight, vendor relations and negotiation. He also assists the Director of Building Services in the acquisition of new business as well as conducting building inspections for all properties in the Richmond area.

Rob joined the firm in October 2018 with nine years experience working with government buildings as abuilding engineer. He’s worked on buildings with tenants including the US Department of Justice & GSA,National Archives, DC Department of Health, and the US Department of Education. He currently overseestehcnical support in the DC area and is licensed in: Third Class DC Stationary Boiler Engineer, First ClassMD Stationary Engineer, LEED Green Associate Designation and CFC Universal Technician Certified.

Winter Inspection Tips
Windows and exterior vents have a tendency to leak and be drafty. Know which areas need weatherproofing.
Clear drainpipes to allow water to flow easily to prevent pooling.
Take precautions to keep the pipes warm, preventing pipe bursts and flooding.
Make sure the roof of your building is clean of debris, inspect flashing around pipes and make sure there are no obvious signs of damage or weak spots.
Adjusting heating and cooling elements to reflect the desired temperatures as temperatures suddenly drop.
Precipitation can make walking outside dangerous, be prepared with ice melt and red signs. Know the sidewalks and potential hazards for ice. Exterior of the building can collect water and freeze, creating a larger and potentially more dangerous crack.

CHALLENGE International grocer moved into the Richmond area with challenges in maintaining their warehouse space within their insurance guidelines. Per their lease, they were required to maintain the majority of the interior of the space, the insurance held very strict standards on inspections and maintenance of the space due to the fact that food was being stored within them, and their lease required them to hold an HVAC Preventative Maintenance contract for the units on their spaces. They were looking to partner with a maintenance company that could perform inspections, everyday maintenance items, and coordinate with vendors for larger needs. CHALLENGE Property ownership group located outside of Virginia was looking to find a building maintenance partner for their medical office portfolio within Virginia. They were looking to work with one vendor who could provide maintenance in Richmond, Norfolk, and Warrenton. The maintenance group needed to be able to provide building common maintenance and contract with each individual tenant to provide maintenance to them within their suites. The provider needed to be educated in HIPAA laws, personal protective equipment (PPE), and blood born pathogens. One building was closing over the Christmas holiday and they needed a firm that was able to do takeover late on a Friday night. CHALLENGE High end auto dealerships in the Richmond area were presented with challenges in maintaining their properties while keeping costs down. There was no tracking of maintenance items, no vendor consistency either in one dealership or across family of dealerships, and coordination of vendors was difficult and done by multiple employees. Due to lack of tracking and coordination of vendors, there was much deferred maintenance in the buildings. Lighting out or light bulb color not consistent, stained ceiling tiles, minor plumbing issues. These items were not only back office facing but also visible to potential buyers in the showroom and to clients in the service area.
