21ST @ BROADWAY
The ±4.5-acre site at 2120 Broadway represents one of the largest and most strategically positioned development opportunities along Sacramento’s evolving Broadway Corridor. The area continues to benefit from steady reinvestment, with new housing, retail, and adaptive reuse projects contributing to a more walkable, neighborhood-oriented environment.
Nearby developments, including The Mill at Broadway, have delivered meaningful residential density and helped catalyze continued growth throughout the corridor.
The Property is located within one of Sacramento’s most active infill corridors, supported by significant public and private investment. Broadway is transforming into a mixed-use, pedestrian-friendly environment as it connects Midtown to North Oak Park, where revitalization and higher-density development are reshaping the neighborhood. Projects such as The GIO and adaptive reuse concepts continue to activate the corridor and reinforce its evolution into a more urban, amenity-rich setting.
The site is further enhanced by its proximity to Aggie Square, a 25-acre innovation district anchored by UC Davis and the UC Davis Medical Center. Now active, Aggie Square is introducing a growing employment base and daily population, driving demand for housing, retail, and mixed-use development throughout the surrounding area.
Further strengthening the corridor is the California Northstate University College of Dental Medicine’s Sacramento campus and Oral Health Care Center along Broadway. The facility features a large-scale clinical training environment serving both students and the public, generating consistent daily traffic from patients, faculty, and staff. As a healthcare-focused institutional use, it reinforces the area’s expanding medical and education cluster, complementing UC Davis Medical Center and Aggie Square. This concentration of institutional uses continues to drive demand for workforce housing, neighborhood-serving retail, and service-oriented amenities, supporting long-term mixed-use development fundamentals in the immediate area.
Broadway has emerged as one of Sacramento’s most compelling infill corridors, widely viewed as a natural extension of the successful R Street district. Continued investment, infrastructure improvements, and evolving land uses are transforming the corridor into a vibrant, walkable destination.
A key opportunity within the trade area is the limited availability of full-service grocery options, creating strong potential for a grocer-anchored mixed-use project at 21st & Broadway. The site is well-positioned to serve nearby high-income neighborhoods including East Sacramento, Land Park, Curtis Park, and the greater Midtown/Downtown core. Ongoing enhancements through the City’s Complete Streets initiative, combined with the impact of Aggie Square and the expanding healthcare and education presence along Broadway, are accelerating the corridor’s evolution and reinforcing long-term demand for thoughtfully designed mixed-use development.

The City of Sacramento continues to advance the transformation of the two mile Broadway corridor between 3rd Street and 29th Street into a safer, multi modal, pedestrian oriented environment. The project modernizes Broadway with a road diet, extensive bike and pedestrian improvements, and circulation changes that support neighborhood revitalization.
The $15 million project is being built in two phases. Phase 1, from 3rd Street to 24th Street, was completed from 2023 through 2025. Phase 2 construction has been underway since 2024 and is expected to be completed in later 2026.
