The operational asset manager leads the development of annual and multi-year business plans aligned with ownership’s goals with significant emphasis placed on exceeding industry benchmark performance.
Focused on maximising asset value and meeting client objectives, we perform detailed assessments of property capital needs and select investment in those projects accretive to value.
We work with the third-party leasing team to develop a marketing strategy and lead tenant negotiations with an owner’s perspective, leveraging local market insights and relationships and favorably resolving tenant collection issues.
We provide owners with a detailed review of property performance vs. plan, capital needs and projects status, tenant concerns and general market matters.
To ensure outcomes are in accordance with leases and project plans, we provide oversight and direction for all elements of project execution, including competitive bidding, contract negotiation, construction and funding reviews.

The client required a partner that would adopt a customer centric approach, that enabled tenants to focus on their core business, whilst supporting occupiers’ wellbeing and a partner with a shared passion for ESG leadership.
Energy management is a primary focus across our managed portfolio to record, manage and reduce energy use. We partner with BMS specialists to optimise building systems to reduce energy use, whilst optimising occupier wellbeing. Using wireless sensors to monitor temperature, light levels, and air quality, electricity consumption reduced by 8% in the first 12 months, representing £195,000, with a further 5% savings identified. Working with our PDS colleagues to produce a comprehensive strategy to achieve MEES compliance by 2027 (C) and 2030 (B). A simulation model has been created, combined with information about the age, performance and life expectancy, we created a comprehensive strategy to program changes, having regard to lease events and optimal cost recovery, with a clear focus on transitioning to Net Zero Carbon.
