We like to keep things crystal clear and our way of working reflects this. Each project is divided into three phases: concept, design and execution. During these phases our architects work closely together with colleagues from different skill lines, so we can share our expertise and vision and provide an integrated process, every step of the way.
Every project kicks off with Concept & Strategy. In this phase we build a business case, assess the clients wishes and provide answers to questions like: Is renovation the best option or should we go for relocation? What option will cause the least disturbance on the clients day to day operations? What effect does this have on timings and budget? Based on the outcome of these questions we present a plan that shares our vision, approach and practical points.

We follow up by developing a program wishes and requirements, this forms the base for the entire project. It specifies the desired facilities, the necessary square meters and the technical provisions. At the same time we organize an Architects Café to determine our client’s DNA and to pinpoint essential themes for the transformation, for example the look and feel of the office, the desired atmosphere and expression.

Once this is done we start working on our design. During this phase we focus on how we can best incorporate our clients DNA into our design. Together with the client we decide on the lay-out, use of colours and materials. The further we progress the more details are added, including cost specifications and timings.

For us it’s all about looking ahead. What will living and working look like in the future? What will our users and clients need? Our answer to these questions is creating a unique design that combines beautiful aesthetics with smart and innovative functionality. With every design we use our knowledge and skills to improve the building design to suit the interior use even better. Always striving for the best quality achievable. So, each design is unique as we believe that each should reflect our client’s DNA and company culture.
Each and every one of our projects and our clients is unique. That’s why we always start a design with a clean sheet of paper. First we listen, after all each design starts with the client. What are the client’s wishes and ideas? We translate these into sketches, references, spaces and materials. The client is our partner in this process, a crucial part of the design process. That’s why, throughout the process, we keep our clients up to date, to ensure we deliver what’s expected and most of the time even more.
Architecture
For us this practice is all about creating and utilising opportunities. Opportunities for our client, users and the environment. We aim to give new life to an object and its facilities which has decreased in value over time, without losing or alienating the aspects that made the object unique in the first place. As we become more aware of the value of existing structures and the impact new builds have on the environment, we always challenge our clients on the level of new build versus renovation or transformation. Subjects like recycling and circularity have become an intrinsic part of our practice and we are now looking at existing buildings as mines to supply reclaimed building materials.

Service Offering
Job satisfaction and work happiness depends on multiple factors. One of the key influences is the work place itself. We understand that the modern workplace demands facilities to share knowledge and enable the residents to fully focus or relax. That’s why each of our Work & Office Concepts consists of three pillars: bricks, bytes and behaviour. With bricks we concentrate on finding the optimal use of the available space. Bytes is all about maximising the functional use and lifespan of the work place through the use of the latest technology and IT facilities. Last but not least, we also take behaviour into account. What does the client journey look like on any given day? What happens between 07:00 and 19:00 and how can we enhance this journey? With these three pillars we provide Work & Office concepts that both users and clients benefit from.
Our practice exists of a wide offering of services. We are very well equipped to design office-, residential- , retail-, leisure- and logistic buildings or combinations of these. Although our practice originates in the office industry, over time, we’ve gathered a lot of knowledge and experience in other fields as well. Especially logistics has been booming over the last several years and since the retail market has been struggling the last few years we’ve been very active in the transformation of retail spaces to domestic use.

Having your own desk, no longer exists in the Helix office. In this office you choose a place that suits your work for that day.
One of the concept mainstays is that the meeting rooms always say something about the location where Elastic’s office is situated.
With a wide variety of workstation types, there is something for everyone. Handling workstations in this way creates a space that feels different from a standard office.
Panalpina, global leader in logistics solutions, has signed a lease agreement with WDP for the lease of a new warehouse with office space at the Schiphol Logistics Business Park.

We started the process by holding an Architect’s Café – our look & feel workshop – and it quickly became clear that the new working environment had to radiate ‘hospitality’. After all, that is their core business.

The very dated, dilapidated building had a heavy, closed façade. The aim was to turn this into a high quality, sustainable building.
WTC, The Hub
In the design we created different zones and spaces that can accommodate approximately 140 people. The large open space is made intimate by various types of seating, varied furniture and by applying different floor finishes in the space.
The Bank stands out for its large, high-quality office floors. Tenants like to settle here. In order to maintain this status, we were asked to take care of this municipal monument and return the vacant floors as high-end office space.

De Vyzel
With its location in the center of Amsterdam, De Vyzel has always been a desirable office location. However, recently vacancy has arisen. We therefore set the ambition to transform the building into a high-quality office building in terms of appearance, use and functionality.
The interior has become a statement, with various references to the building’s past, while in terms of the work, facilities, environment, appearance, functionality and transparency it is ready for the future.
The bank
The Vyzel was built in 1959, shortly after the Second World War. Although the building is not a monument, it is valued as a monument worthy building. Therefore, it was our challenge to preserve its appearance, and we succeeded in doing so!

Amsterdam 4.250 m2 2020 Revitalisation Interior design
With its location in the center of Amsterdam, De Vyzel has always been a desirable office location. However, recently vacancy has arisen. After an initial investigation we concluded, in consultation with the owner, that the building needed to be improved in order to serve as a modern office building again for a long time.

Energy label A In addition to the functional and aesthetic adjustments to the building, it was decided to upgrade the building to energy label A, but also to make the building gas free, in order to be ready for the requirements in 2030.
To make the entrance more welcoming, we made the access more visible from the street side. We did this by bringing the entrance door closer to the street and making it lighter and more transparent. The arcade has been restored with new paintwork, bringing back the original simplicity of the building. With the installation of additional lighting, the front of the building is given a pleasant and light appearance.

Once inside, the entrance hall has been widened and provided with a new and much lighter interior. The finishing is of very high quality, which is reflected in the high-end use of materials. The new reception desk and better signing contribute to a welcoming feeling.

‘De 5 Keizers’ on Keizersgracht was chosen as the location for the company’s new office in Amsterdam. This protected building, a historic canal house, was completely renovated by the owner, and Cushman & Wakefield designed and fitted out the interior for Elastic.

Elastic specialises in developing data-oriented search engines and has a worldwide presence with 27 offices spread across all continents.

Inspiring enviroment Elastic was born a distributed company and its employees are located all over the world. Therefore all of the Elastic offices should be a place where you are immersed in an inspiring environment that invites you to collaborate, participate in meetings and enjoy lunch together.
We jointly developed a concept that will be used as a template for the other locations occupied by Elastic, with the addition of ‘local flavour’ as a key element. One of the concept mainstays is that the meeting rooms always say something about the location where Elastic’s office is situated.

As one of the largest real estate consultants in the Netherlands, Cushman & Wakefield has realized its own flagship office, where employees play a central role in the workplace concept: Helix.

Utrecht 1.800 m2 2022 Interior design Work & Office Concepts
Helix is considered the office of the future, the place for hybrid work. It’s not only a workplace for current and future working generations, but it is also Cushman & Wakefields' Living Lab. Here, a team of researchers are continuously testing how our Workplace specialists can give the best advice to our occupier clients.
Having your own desk, no longer exists in the Helix office. In this office you choose a place that suits your work for that day. Various work zones have been set up for this purpose, ranging from informal areas for consultation, landing areas for a short visit to the office, focus areas and the classic workplace at a desk.
Work zones These work zones are separated from each other by greenery and seats made up of metal grids. This type of separation is not only good for acoustics, privacy, a sense of shelter but also makes sure that daylight can enter as much as possible.
For the look & feel of this office, the Memphis movement from the 1980s was chosen. A striking style with an unconventional character. The striking patterns and use of color ensure alertness and an informal and creative culture.

The work cafe
The work cafe is the bustling place of the office. The place where colleagues meet, catch up and where events are organized. To facilitate a large audience, an extra ring has been placed with raised seating areas. Which can be compared with a grandstand setup. This makes this space multifunctional.
Because the heart of the office is an atrium, a security shell has been created to shield the office from the other floors. This shell is made from meeting rooms and erected walls, whether or not transparent. In addition to a safety function, this shell also has an acoustic effect. The work cafe and landing areas that can tolerate more noise have been placed at this Atrium, so that the open character is preserved.

Panalpina, global leader in logistics solutions, has signed a lease agreement with WDP for the lease of a new warehouse with office space at the Schiphol Logistics Business Park. This new location is the head office of Panalpina Netherlands and combines Perishables, Pharma and General Freight of both Panalpina Airflo B.V. and Panalpina World Transport B.V.

Elastic is gespecialiseerd in het ontwikkelen van data-gerichte zoekmachines. Klein begonnen, hard groeiend en inmiddels wereldwijd vertegenwoordigd met 27 kantoren verspreidt over alle continenten.
Herkenbare omgeving De kantoren van Elastic zijn over de hele wereld verspreid. Zij vinden het belangrijk dat als je een van hun kantoren bezoekt, je in een herkenbare omgeving komt die uitnodigt tot samenwerken, vergaderen en gezamenlijk genieten van koffie en lunch.
Cushman & Wakefield advised and assisted Panalpina with the merger of all different activities and the settlement of the current lease agreements. Cushman & Wakefield’s Project & Development Services (PDS) team was assigned to manage the entire building process. After preparing the schedule of requirements (PvE) and interior design, the skill line project management took care of the site management and technical delivery of more than 3.000 m2 (new) office space.

With Swisscom's new office in WTC Rotterdam, they are entering the War For Talent in the IT industry. So this has to be a cool place that can act as a magnet for new employees, well as a place where the 38 different nationalities employed by Swisscom feel at home.

Swisscom's corporate identity consists of organic shapes which we used in the pantry, the light lines and the curved glass of the meeting rooms.

The organically shaped space, in combination with lots of green, not only creates a stylish office, but also a place where people feel comfortable.
Designing the interior was a challenge, due to the iconic oval shape of the building. The large oval core in the center of the building, creates office floors that are limited in depth. Defining functions in an interior, such as 'traffic spaces', are already determined in the WTC. Yet we managed to deviate from the standard. We moved the traffic area and the flex- workplaces to the facade. This allows everyone to marvel at the amazing view of Rotterdam. In the core of the building we placed the closed areas, such as meeting rooms. This is exactly the opposite of how the technology and installations of the WTC are laid out. But we got it done!

Deloitte is the first of the ‘Big Four’ (the largest business service providers in the world) to go off the beaten track by co-creating with customers at its own new location. This takes place in The Garage, a completely renovated former Citroën garage adjacent to the Olympic Stadium in Amsterdam.

Project cornerstones Sustainability, innovation and co-creation were three of the project cornerstones. Working with the Deloitte project team, we took a deep dive into the future, established the wishes and ambitions and, where possible, stretched them further.
Building ‘Munthof’ makes a special appearance in the Reguliersdwarsstraat in Amsterdam. The monumental building consists of a mix of retail, offices and a parking garage which in renovated into its original glory and extended to the design of architects Bos Hofman.

We have already built several hospitality venues for HMSHost at Schiphol Airport. It is a real honour, then, to have been chosen to design and build their own office suite in the Skyport building at Schiphol!

HMSHost’s hospitality concepts have been showcased throughout the design. One of the meeting rooms, for example, is based on ‘Two Tigers’, their sushi and noodles concept.

The workplace concept that we developed and perfected with Cushman & Wakefield has its roots in Mobility Based Working. Not only are the activities of the employees taken into account, attention is also given to where these activities take place and the kind of spaces they require.

Danone has moved its headquarters from the WTC at Schiphol to a new location in Hoofddorp.
"We had constructive discussions and, above all, we had a lot of fun."
Danone maintains extremely high standards in the area of sustainability and well-being, so it is hardly surprising that the new head office has been awarded WELL Gold and LEED Gold certification. Both certifications focus on making building interiors more pleasant and healthier for people. A happy and healthy employee is more productive and creates greater value for an organisation.

The concept, which minimises the number of fixed workstations, offers opportunities for making the office space and interior more attractive. A space that prioritises people and their well-being. An intuitive and open space where occupants get together informally, collaborate, exchange information, focus and participate in meetings.

Smack dab in the Rotterdam’s city centre, close to the famous Market Hall, the office building at Blaak16 has undergone a complete renovation.
For this transformation, the building was completely stripped down to the concrete frame. The entry hall was drastically enlarged and heightened through the removal of floor elements. The exterior has a new transparent façade and a completely new, comfortable climate control system has been installed. Each floor has been made rental-ready, with new ceilings, lighting and installations.
The top floor has been entirely dedicated to the building installations. Through installation of a more efficient climate control system, the space required for building mechanicals has been halved. Now the top floor has very high ceilings, making it a wonderful location for meetings and gatherings.
Breathtaking view At the same time, the roof has been made accessible and can be used as a terrace with a breathtaking view of Rotterdam.
The Hub (from caterer Vitam) is the inhouse restaurant of WTC Rotterdam. We were asked to design an interior for this restaurant, in collaboration with Vitam. In the design we created different zones and spaces that can accommodate approximately 140 people. The large open space is made intimate by various types of seating, varied furniture and by applying different floor finishes in the space.

Because we have made two areas of the restaurant closable, they can also be used for presentations and internal events. These rooms have their own character because we have worked with a color theme that has been implemented from floor to ceiling.
Endless possibilities
The architecture of the WTC has various elements with monumental status. We have reinforced and emphasized these special architectural features by adding rich textures, colors and patterns.
The Hub is a place for a healthy lunch with colleagues, but also informal meetings, to work briefly or to use one of the closable rooms for a business lunch.

The Bank
Amsterdam 3.000 m2 Architecture Interior design Project management Site management
On behalf of Deka, we renovated part of the iconic building The Bank.
High-quality materials were chosen in the finishing and we worked on making the building more sustainable. For example, we used a heat and cold storage system, sun blinds and insulating glass. With ceilings 3.5 meters high, there is plenty of daylight and spatial quality.
The Bank is a municipal monument and enjoys a prime location in the heart of Amsterdam on the Herengracht and Rembrandtplein.

The entrance was an important element in the design with the premise of drawing daylight in. We did this by removing all walls facing the garden and replacing them with windows. By moving the staircase backwards, the entrance has become more spacious, contributing to a welcoming entry. In addition, the new position of the stairs provides a better connection between the ground floor and the mezzanine. The specially designed stairs and counter have become the eye-catchers of the entrance.
