A professional sports arena in the Northeast retained EBI Consulting to provide ongoing health and safety consultation on their COVID-19 program.
PROJECT BACKGROUND
The arena already has an active COVID-19 team led by the Vice President of Operations and comprised of on-site security, human resources, and representatives of the NHL and NBA. They turned to EBI because they wanted to add the expertise of a health and safety professional to their team.
EBI'S ROLE
EBI’s Certified Industrial Hygienist not only reviewed the arena’s program plans and documents, but also updated the program to current CDC guidelines, state regulations, and NHL/NBA requirements. The unpredictability of COVID-19 has meant guidelines and regulations are ever-changing, and EBI stays on top of all those changes. The utmost attention and organization is applied to also coordinate those updates across the multiple organizations. The program document is constantly changing, so managing updates and expanding the document is a crucial endeavor.
In addition to reviewing and managing program updates, EBI reviewed and made recommendations on the arena’s application for certification by the Global Biorisk Advisory Council. The arena was able to achieve this certification as a result of these efforts.

EBI’s Energy and Sustainability team collaborates with all involved parties, consulting with owners, design teams, and contractors throughout the life of the project to ensure your building operates efficiently.
EBI assessed different areas of the building, such as the back of house, pro shop, and offices for COVID-19 safety and social distancing protocols and performed an unofficial pre-audit of the arena to assess for readiness before reopening to fans in late March. Once the doors opened to fans, EBI observed fan interactions and adherence to social distancing protocols.
For this innovative project, EBI became another member of the client’s team, providing expertise on best management practices for the arena to reopen safely and on time. EBI’s consultants reviewed the different guidelines for dozens of national organizations and understand the best practices to incorporate for a variety of situations and building types.
Over time, building functionality decreases. Retro-commissioning minimizes energy expenditure and provides innovative solutions to lower operational and maintenance costs and reduce a building’s carbon footprint.

Case Study: Boston symphony
orchestra hvac assessment
The Boston Symphony Orchestra’s heating, ventilation, and air conditioning (HVAC) system was found to have some faulty sensors, subsequently gathering incorrect information. After making improvements to their heating, ventilation, and air conditioning (HVAC) system to correct faulty sensors and install new equipment, the Boston Symphony Orchestra (BSO) needed to verify that the equipment was working as intended.
EBI’s Energy Team was contracted to perform an initial HVAC assessment followed by quarterly system monitoring. BSO’s first goal was to ensure their building was safe for employees to return to the stage for virtual concerts. Their second goal was to be prepared to conduct safe and compliant concerts when regulations and the virus allowed.
EBI’s field experience and technical knowledge paved the way for a custom scope to fit BSO’s specific needs and budget requirements. In the initial assessment, EBI identified temperature sensors that were out of calibration, leading to incorrect data being used for HVAC operation. Identifying these faulty sensors allowed for BSO to address the issue and move one step closer to safe and compliant building conditions. At the first of four quarterly reports, EBI confirmed the HVAC system was now operating as intended, meeting comfort and safety needs. By having ongoing property monitoring, Boston Symphony Orchestra will have ongoing confirmation that their ventilation is working properly and can inform guests of the proper safety measures in place.

Case Study: columbia university leed commissioning
Columbia University contracted EBI Consulting for commissioning of their new University Forum Building located in Manhattan, New York City. This new multi-purpose venue consists of an auditorium, meeting rooms, catered and grab-and-go food service and over 30 faculty and support offices. In addition to the opportunities for scholars and thought leaders to meet and share ideas, this structure will also foster community activity and growth as the gateway to Columbia University’s new Manhattanville Campus.
This project was designed in accordance with the requirements of the U.S. Green Building Council to achieve LEED Gold status. EBI also provided the most efficient infrastructure to reduce overall energy impacts by integrating passive efficiency measures on the building envelope with passive and active measures such as natural ventilation, heat recovery, under floor air displacement, efficient mechanical systems, efficient lighting, etc., per Columbia University’s request.
EBI provided a multi-phased commissioning scope ensuring that all building systems perform interactively according to the design intent and the owner’s operational needs. This is achieved by beginning in the design phase, documenting the design intent and continuing through construction, acceptance, and the warranty period with actual verification of performance. By the end of the acceptance phase, over 147 issues were documented and resolved.
