Easton:
An Industry Icon Celebrates Its Quarter Century Milestone
“When we started planning about 30 years ago, we knew we wanted to create an open-air development with a strong sense of place and diverse mix of uses. We wanted best-in-class entertainment, parks, fountains, town squares and public art. We were not creating a mall or group of retail anchors; we were creating something vibrant – like a new town. A city within a city.”

From the beginning, Easton Town Center was a space designed for people. Easton’s layout fuses the bustling chaos and natural cacophony of city centers and town squares with the pleasing order of familiar street grids and small-town logic. Intimate streetscapes and appealing public spaces create a memorable and engaging sense of place.

At a time when consumer preferences and priorities are evolving faster than ever before, successful centers need to be able to evolve accordingly. One of the most important ingredients in that recipe for retail and mixed-use innovation is a diverse mix of uses, brands, and experiences designed to drive traffic and keep Easton ahead of the industry curve.

Reimagined Fashion District
Dining and Entertainment ...at Its Finest
With a mouthwatering menu of more than 50 restaurants, eateries, bars and cafés, Easton is not just the home of some of the most creative and successful dining concepts in the City of Columbus, but has emerged as one the Midwest’s premier dining destinations. From five-star finery to al fresco refreshment, Easton has something for foodies and families alike. Creative, chef-driven concepts feature prominently on Easton’s long and diverse list of carefully curated dining tenants, which includes a mix of familiar national brands, regional favorites, Ohio firsts, and emerging local concepts.
An Evolving Easton Gateway
“When we look at how big box has evolved over time, post-pandemic changes represent some of the most significant and potentially impactful retail changes in recent memory. It is perhaps not an exaggeration to say that big box concepts are among the leading innovators in retail right now.”
A Demographic Powerhouse and a Middle American Icon in Columbus
Easton has long cultivated its status as not just a regional landmark, but a true community resource. Today Easton remains firmly entrenched as not just the commercial engine, but the social and civic center of the City of Columbus.
Easton’s legacy of expansion and innovation has expanded what was already a successful center into a diverse and dynamic retail mixed-use ecosystem. As subsequent expansions came online, it became clear that, while these new elements each had their own distinctive feel and flow, the foundational layout and design philosophy remained intact.
Evolution & Expansion
Today, Easton boasts over 1.7-million square feet of mixed-use space. With over 200 best-in-class restaurants, retailers and entertainment offerings, Easton is the highest volume shopping center in Ohio. Each year, it generates more than $1 billion in sales and draws more than 30 million visitors.
Regional retail firsts and marketplace exclusives have long been a priority for Easton, and a long list of Ohio firsts and only-in-Ohio standouts is a testament to the power of Easton’s appeal. That has helped give Easton a well-earned reputation as the “Gateway to the Midwest” for iconic global brands looking to expand. Retailers enjoy access to a unique confluence of consumers and an atmosphere that is equally welcoming to established and experimental brands, pop-ups and digital natives. New concepts, new spaces, new experiences…and a familiar formula for success.
The single most remarkable feature of the Easton shopping experience is that it isn’t static: the center’s continually evolving tenant mix and updated merchandising mix reflects a philosophy that sees building a tenant roster as a continuous process of growth and evolution. 25 years of mixed-use innovation only happens if you can successfully remain positioned at the forefront of the public consciousness, with spaces, products, experiences and concepts that reflect and even anticipate the evolving preferences and priorities of consumers. In an industry where guests are always looking for what’s new and what’s next, Easton has, remarkably, managed to consistently be both.
Easton Town Center Grand Opening
“As a long-term Easton Town Center tenant of 25 years, we continue to see the value of reinvesting in our restaurant space at one of the top lifestyle centers in the nation. I’m thrilled to open our next highly anticipated restaurant concept, Del Mar, a fine-dining Mediterranean restaurant, in Easton’s burgeoning Fashion District alongside retail tenants that complement the elevated atmosphere of this new district.”
The re-tenanting of Easton Town Center’s iconic Fashion District includes the transformation of approximately 100,000 square feet of retail and restaurant space. Noteworthy tenants within the elevated Fashion District include expanded flagship stores like Louis Vuitton, Sephora, L’Occitane and Lululemon, and first-to-Ohio newcomers like Chanel Beauty, David Yurman, Golden Goose, BOSS, Alo Yoga, Jo Malone, Buck Mason and Breitling. The reimagined Fashion District will be anchored by Cameron Mitchell’s two-story fine dining restaurant, Del Mar, slated to open this spring.

A 54-acre, 583,000-square-foot addition to the broader Easton footprint, Easton Gateway offers an ideal complement to Easton’s small-town Middle America retail experience. With a wide variety of larger format tenants and big-box anchors, Easton Gateway is home to some of the most prominent destination retailers in the State of Ohio. With the success of the sector and an emerging array of inspired new concepts entering the marketplace, Easton is keenly focused on leasing up the next generation of big box stores and creative F&B opportunities in the Gateway.

Easton’s synergistic relationship with Columbus has continued to fuel the growth and success of both the project and the surrounding marketplace. A recent study found that Columbus experienced “the largest population growth among major U.S. metropolitan areas during the last half of 2023.” According to Zillow, Columbus is already one of 2024’s Top 3 national housing markets, and the city placed eighth nationally in WalletHub’s recent rankings of all 50 state capitals in metrics based on affordability, economic wellbeing, quality of health and education, and quality of life. A diverse city with a large student population and a demographic profile that makes it a microcosm of the national population, Columbus is a true Midwest melting pot. There are 52 colleges and universities and approximately 160,000 students living in and around the city.
From the beginning, Easton Town Center was a space designed for people. Easton's layout fuses the bustling chaos and natural cacophoony of city centers and town squares with the pleasing order of familiar street grids and small-town logic. Intimate streetscapes and appealing public space create a memorable and engaging sense of place.
Easton continues to reinvest, reimagine and redefine what’s possible, with a legacy of retail innovation and experiential creativity befitting its status as one of the most immersive and engaging shopping, dining and entertainment destinations in the world. A true town center with a decades-long record of commercial dynamism, Easton remains the economic engine and social centerpiece of the City of Columbus and a true regional powerhouse.
Tech giant Intel has committed to a new Columbus hub of two separate semiconductor fabrication factories on a 1,000-acre site just 20 minutes away from Easton, resulting in Columbus’s economic and demographic prospects booming. Intel will be adding a projected 3,000 jobs with an average salary of around $130,000. Assuming a conservative 50% of the $390 million in additional income will be linked to consumer spending, $195,000,000 will be spent on goods and services locally and the economic growth potential for area retailers is significant.
The blend of fresh retail concepts and experiential elements have also enabled Easton to establish itself as one of the industry’s standard setters for merchandising, design and performance.
Both the big-box and anchor-heavy layout of Easton Gateway and the indoor-outdoor spaces and public art and artistry of the $500 million Easton Expansion added intriguing new iterations to the evolving retail landscape. Like the tenant mix, Easton’s layout has been constantly evolving over time to add new elements and make sure an award-winning center continued to add appealing new features and environments.
