From Commitment To Action
Sustainable Performance At Entuitive
Clients and Partners,
Climate change is the number one challenge facing humanity, and we have both an opportunity and an obligation to play a significant role in mitigating its impacts while we work toward solving this crisis.
The built environment contributes almost 40% of global greenhouse gas emissions. As consultants who are influential in the design of buildings and other infrastructure, our time to lead the effort for positive change is now, and our ability to influence the future is evident.
Entuitive has embraced this opportunity, and, in this document, we have outlined the four pillars of our commitment to action:
This commitment aligns with our promise to deliver Uncompromising Performance. To live up to this, we know that our work needs to perform for both our clients and the environment. We know that these needs are not mutually exclusive and our confidence in delivering total performance is founded in our commitment and ability to develop holistic, creative solutions.
We are confident in our ability to take a leadership position in this effort alongside each of you, and we look forward to building a better world together.

A better world begins with a sustainable planet.
Sustainability need not come at the cost of profit.
With early integration into the project, we can apply creativity and advanced technology to deliver resilient, sustainable, cost-effective designs.
Sustainability has become the standard, and we have the expertise to help our clients deliver what their end users are looking for.
We are stewards to guide our clients through code, legislation, and regulations.
Our focus on sustainability aligns with our shared purpose and values as an organization.
It lives across the entire firm in every service, as we work collaboratively to adopt and develop rapidly evolving technologies and performance goals that are shaping our sustainable future. We are committed to, and passionate about, developing environmentally sound solutions based on the integration of our services.
By serving the needs of a sustainable future we are aligning our purpose with our clients, our communities, and the planet. Whether in our work or our personal lives, we are encouraged and supported by an ecosystem of shared values and the knowing that what is best for one is best for all.

The Growing Case for Sustainable Design
The commitments to combat climate change from global leaders in Canada, the US, and the UK, among others, have recently been underscored by substantial investments to accelerate towards a sustainable built environment. In response, building codes are becoming increasingly stringent, and there is growing data to support the value and return on sustainable design.
Valuable Assets
Sale prices of green buildings (commercial and residential) certified to international rating systems are up to 30% higher than conventional levels of certification resulting in higher asset value. [a][1]
Rental prices of green-certified buildings are up to 24.9% higher globally than conventional, with one instance of a discount in rental price.[1]
Occupancy rates of green-certified commercial buildings in the US are up to 23.1% higher than conventional.[1]
Premiums in market value tend to be higher than premiums in cost, making the case for building a sustainable green-certified building.[1]
Operational Savings
20% - 40%
Reduction of energy use and water use: Green buildings use on average between 20% to 40% less energy and water than conventional. [2][4]
Energy performance upgrades and retrofits: Savings of 3% to 17% on energy use and utility bills from studies in Singapore and the US. [1]
50% of buildings in Greening Buildings and Communities: Costs and Benefits study reported payback in 5 years or less, mostly due to energy and water savings. [b][3]
Payback Period
3% - 17%
Risk Mitigation
Studies have found that companies with better environmental and social responsibility tend to have higher valuation and lower risk.
Potential risks of not investing in high-performance sustainable buildings:
Increased speed of depreciation of asset.
Lower occupancy rates and shorter tenancies.
Higher risk of exposure of non-sustainable portfolio.
Decrease in value as a result of low energy rating.
Exposure to damaging climactic weather events.
With improved daylight [1]:
Workers are 18% more productive
Students achieve 5-14% higher test scores, learn 20-26% faster
Improved systems [1]:
Productivity increases by
23% due to improved lighting
11% due to improved ventilation
3% due to individual temperature control.
Health & Wellness Benefits
Having views of the outdoors [1]
Hospital stays are 8.5% shorter
Mental function and memory are 10-25% better
Employee Satisfaction [1]:
Employee satisfaction and retention is significantly higher in green buildings.
Development Costs
-0.4% to 12.5%
-0.4% to 12.5% cost premium for design and construction of sustainable buildings globally, proportional to level of certification, with majority in 0% to 4% range. [c][1]
[a]
Note that asset market value is dependent on many social and economic factors specific to the location of the asset.
[b]
When considering health and productivity benefits, the number increased to 90% of the buildings studied.
[c]
However operational savings due to higher performance provide payback. The higher end corresponds to a zero-carbon building.

As the layer between a building’s occupants and the surrounding environment, the building envelope can contribute to significant operational savings, both in cost and carbon emissions. By thinking of a building as a living, breathing entity, the envelope can be designed, maintained, or renewed for constructability and sustainable performance.

Passive House Retrofit (EnerPHit)
Location: Hamilton, ON
Services: Building Envelope & Structural Restoration Consultant
Sustainable measures included the use of Bubbledeck, which saved on concrete and structural weight, as well as the incorporation of skylights in the cantilevered roof trusses to allow natural daylight in.
This alone resulted in 54% less emissions than prior to the renovation. The design also followed LEED standards.
Awards include The Architecture MasterPrize for Green Architecture.
Lethbridge College Trades and Technologies Renewal and
Innovation Project
The project was originally designed to use Bubbledeck, which would have been the first in Alberta, to achieve larger spans with minimal depth, and would have allowed for concrete savings compared to traditional construction. Glulam timber was also used to achieve the wave-form roof. The design also targeted LEED® Gold standards.
Awards include the 2018 WoodWORKS! Alberta Prairie Wood Design Awards for Institutional Wood Design.
Location: Lethbridge, AB
Services: Building Envelope & Structural Engineering Consultant
Entuitive provided Building Envelope and Structural Engineering Consulting on this project to renovate the University of Toronto’s historic Knox College while retaining the building’s history. The roof, windows, and walls were restored to their original state while enhancing the performance of the building to provide a comfort level matching today’s standard for occupants.
Entuitive provided Building Envelope and Structural Restoration consulting to redevelop a city housing tower to Passive House – EnerPHit standards.
Entuitive provided Structural and Fire Engineering Consulting on this project to redevelop an existing 14-storey tower and a five-storey block to serve as administrative and classroom spaces. The project aimed to reduce and eliminate carbon emissions with a passive design.
MacKimmie Block
& Tower Redevelopment
Sustainable measures included a comprehensive loading study to allow for the addition of two floors to the tower without having to reinforce the existing structure.
In addition, our performance-based Fire Engineering team demonstrated that fire protection of the new steel was not required to meet code requirements, saving on embodied carbon and the cost of fire protection materials.
Awards include the 2020 CaGBC Green Building Excellence – Zero Carbon Award and Alberta Green Building Excellence – Zero Carbon Award.

Entuitive provided Structural Engineering Consulting on three underground stations, including a major station interchange with the TTC subway, for this 19 km light rail transit line through the city of Toronto.
Eglinton Crosstown
LRT
Our team used the soil-structure interaction method for below-grade structures in transit facilities. Using the support of the soil, we balanced the load conditions and minimized concrete and reinforcement quantities for the new stations. On Eglinton Crosstown, this resulted in a 10%-15% savings in material quantities.
Mass Concrete, with increased supplementary cementitious material content to 70%, helped with shrinkage cracking and reduced Portland cement content.
