GWS | Local Differentiators
Successful delivery of the infrastructure capital project programs begins with engaging CBRE project and facilities management teams at the inception of the project planning process. From an efficiency perspective, our early engagement:
Allows the CBRE project management team to support the facility/asset management team by reviewing asset condition assessment reports and work order history to develop costing scenarios and prioritization schedules of the proposed projects
Increases the accuracy of the budget forecast mitigating cost overages that typically lead to business disruptions due to in-program project cancellations/delays or scope reductions
The facility assessment data is aggregated into a report card and prioritized based upon its cumulative score. Our capital planning technology can significantly enhance our asset reliability to deliver highly accurate, strategic, and refined planning recommendations allowing for a more robust deferred maintenance and capital planning program.
CBRE is working with local community colleges and universities to help them develop careers in the building trades. We are offering internships, apprenticeships, and career development opportunities.
Investing in people is critical for the continued success of any organization. CBRE’s Apprenticeship program is designed for young people with the right attitude, ability, and positive approach, providing an answer to a thinning workforce pipeline. Apprentices follow a four-year plan which provides a thorough grounding in their chosen profession. Each apprenticeship consists of a structured program leading to a recognized qualification, as well as supervised on the job training.
CBRE GWS Local is a model that promotes the self-performance hard service. This would mean that existing positions would likely remain part of the campus fabric. This alleviates the college or university from the need to address hiring, recruiting, training, and reduces potential employee pension equity.
A major Midwest university noted that “as of 2023, 40% of his 1,200+ facilities staff members will be eligible for retirement.”
Facilities is critical to advancing institutional goals. While it is not always readily apparent to college and university administration, work that Facilities staff perform is critical to enrollment, student success and research. Custodial operations, campus safety, grounds and landscaping aesthetics, SMART building technology, and energy and sustainability, are becoming critical decision points for current and prospective students.
Tip: Implement enrollment initiatives such as facilities staff walking campus tour routes with Admissions to ensure tour routes are well maintained, facilitation of Admissions work orders, and enhanced selfie opportunities on the route.
Universities and colleges should view their campus as a business and shift their thinking in the view of the occupant. The need to bring students back to campus and keep them on campus is driven by the overall student experience.

Utilize CBRE’s Facility Condition Assessment and Energy & Sustainability teams to conduct Facility Condition Assessments and energy audits to understand operating cost and savings opportunities, as well as equipment statuses.
Implement CBRE’s facility management technology that has the capability to manage asset condition, track maintenance, log facility condition assessments, etc.
Short-Term and Long-Term assessments would be provided. Short Term assessments will include a deficiency description, recommended remediation and associated cost for repair or replacement. A photo/review of the deficiency would be included. Long Term Capital Reserve assessments will include a description of the building systems, age, remaining useful life and cost projections for replacement and maintenance.
