Many agents were getting into the business in the last couple of years because houses were selling like hotcakes. But now that we’re back into a normal market, you need a Realtor with skills they’ve learned over the years. As a listing agent, I’ve seen so many offers written poorly that have caused their clients to lose out. Our job is to protect our clients so that they can avoid those pitfalls. How much money do you need to put into staging your home to get the price you want?
Everyone is HGTV-obsessed. But it’s just not real. People sometimes think they have to move out and do a double move so they can stage their house. But there’s no way to prove that staging will get you more money at the end of the day. Remember, we have ridiculously low levels of inventory in California, so you may not need a lot of staging because you’re going to have a lot of buyers looking at your property. After all, there just isn’t a lot to look at. There are effective staging strategies that we use for our clients to make their home market ready and reap the benefits of our maximum market exposure strategy.
What about remodeling your home before putting it on the market? Is it worth it?
Some people think they have to put fifteen to twenty thousand dollars into remodeling all the bathrooms just to sell them. But the majority of the time, you don’t really need to do that. So that’s where we come in and say ‘Hey look, you’re going to get x amount for your money. If you put twenty thousand into it, you might get five thousand more dollars in your sales price…which really wouldn’t be worth it! We use our expertise so they net more from the sale. When a home really does need upgrades, we have a program that allows them to pay for those items at the end of the sale.
How does technology come into play when marketing a home?
On Zillow, we do special marketing to keep our clients home at the forefront. If you’re looking at the map, there is a sparkly indicator highlighting our client’s property with the option of a 3D tour. Ninety-nine percent of agents don’t do this. And when someone clicks on the house, it’s a full-page spread. We spend extra money on marketing because that’s where people find homes. All of our homes get professional photography including a walkable floor plan. We spend more to make it digitally look fabulous because that’s what grabs people. We are also running dynamic commercials on targeted television that pull listings from our website, so your home could also be seen on TV! Lastly, we have an easy to use, online tool that helps you find out how much your home is worth.
What would you say to young people or anyone who thinks they will never be able to afford a home?
A lot of people think it will never happen to them. It’s all doom and gloom. But we’ve helped so many people into a home that they couldn’t believe they could buy. Sometimes it’s about doing a little homework. Putting a little money in the bank. There are super low down payment programs and down payment assistance programs available. There are even seller credits that can make it more affordable. People are always shocked. I connect them to the lender and they realize… “wait, we can afford a house?!” And then it’s just a matter of not giving up. When you’re going against buyers who have a ton of cash, you can lose out sometimes but as long as you don't give up, there is a home out there for you.
What is the most satisfying part of your job?
To see someone land where they want to be. It always works out for the best. And that’s the truth. I love to see long time clients move up into a great new home or put more money into their pocket than they expected. It always comes together in the end and that’s so rewarding.
