Multifamily properties originally were eligible to build for up to two detached ADUs. Under Senate Bill 1211, owners are now allowed to build up to eight additional units on their existing lots.

Construction of ADUs has skyrocketed over the past half-decade in California.
In 2023, California added a record 22,802 ADUs, which represents one in every five news homes around the state. The new AB 1033 bill, which passed in last year’s legislative session, allows cities and counties to permit the ability to sell them as their own asset.
Allowing ADUs to be sold separately will help create a “naturally occurring” supply of affordable housing. Thus, creating opportunities for homeownership at price points not currently met by the market. Cities and counties are able to “opt into” AB 1033.
Homeowners are taking advantage of all the legislation that California has passed since 2017 to lower barriers to building ADUs.
