THE AGENCY
views. It has been the cradle for just two families in its 85 years. Don’t miss this rare generational opportunity.
Renowned local UC Berkeley architect Keith Narbett submitted final plans for the home in January 1939. It was then constructed by El Cerrito Hall of Fame developer Elmer Freethy, who sold it to a young couple at the end of that year. They went on to raise four children there; as they grew into the home, they modified it to fit the needs of a mid-century family. A bonus room with original oId-grove redwood siding was constructed in 1952.
The house was an anchor point for its original family for 54 years in total. In 1993 the second owner purchased the home; they wanted to establish a Bay Area gathering place for their children, grandchildren, and great-grandchildren. Over the following three decades, 2700 Tulare Ave. indeed became the heart of the family. Family get-togethers, Super Bowl parties, summer barbecues, Thanksgiving feasts, and Christmas and New Year gatherings ensured that the home would live on in our hearts.
Upon arriving at the house, you will first notice its unique position perched at the top of a hill. 2700 Tulare Ave. sits on an extensive double lot totaling 10,700 square feet. The house itself is 3,200 square feet and boasts four bedrooms and three bathrooms. Adjoining the house is an adaptable living space with extra electrical outlets and updated fixtures and windows. All façades are freshly repainted with a sleek, modern palette.
Scents of fresh grass and roses will greet you as you ease up the brick pathway. This carefully manicured, wrap-around garden is the flower crown of this princely estate. A newly-installed irrigation system nurtures the immaculate landscaping. The B-Hyve Smart indoor/outdoor sprinkler timer can be accessed via Wi-Fi and enabled via smartphone.
Stepping into the foyer, you’ll be drawn to the double French doors overlooking the backyard. This central alcove is visible from anywhere in the house, providing views and circulation. The master bedroom with bath is updated and refurbished with new lighting fixtures, a remote-control fan, and whisper-quiet ventilation systems. All outlets include USB and USB-C ports for fast charging of electrical devices. Personal decorative touches from owners past accent the sinks and walls.
Working your way through the bedrooms, you’ll find that all have been updated with ample closet space and remote-control fans. Thermally efficient windows provide natural lighting and organic heating and cooling.
Passing back through the foyer, you’ll find a fully modernized living room with new overhead lights, upgrade ports for wall televisions, and a cozy gas fireplace. Original hardwood floors connect this space to the rest of the house.
The adjoining dining room is perfectly situated between the living room and kitchen. A custom antique brass and natural wicker chandelier creates an intimate shared space. All finishes and electrical outlets are updated to modern sensibilities.
