The name says it all – Unique Finance Services (UFS).
Director and founder Vishal Gupta is proud that UFS goes beyond simple mortgage broking to help clients succeed.
One area of specialty for UFS is medical centres and health-related businesses. Because Vishal grew up in an extended family where medicine was a main profession, he says that he “speaks the same lingo” not only in terms of understanding medical concepts but with regards to the business needs of medical practices.
“[We can] give a proper diagnosis for what kinds of funding a medical business needs at different stages of its development,” he says.
This sometimes extends to business introductions or helping source medical equipment. He recently introduced a radiologist to a medical practice wanting to expand into that area, for example.
“Now they have a very successful radiology [service], which we funded all the MRIs machines and the X-ray machine for.”
UFS even helped sort out installing the equipment.
Vishal has noticed a significant uptick in development and commercial lending over the last 12 months, which now comprises around 30% of all loans that UFS writes. He attributes the growth to his holistic approach to supporting clients that goes well beyond financing.
It isn’t surprising if the owner of the medical centre understands the human body well but not details about engineering. Vishal has connections across a range of industries and introduces clients to everyone from town planners to architects – he is the ultimate facilitator, massaging a range of projects from idea stage to completion.

The Sydney-based brokerage offers home and investment loans, business loans, land and construction loans, refinance, vehicle and equipment finance – even advice in the highly specialised area of self-managed super fund (SMSF) lending.
The main challenge to continuing momentum in 2022 was staffing under the duress that COVID caused. UFS was busy, and he had to hire extra people and train them without meeting face-to-face, something he admits is not his style.
“We have done very well to retain staff and to look after them. And in return, they have supported the business in the time when the things were tougher,” he says.
Some staff also got stuck overseas due to border restrictions, one member ending up working remotely from abroad for six months after what was supposed to be a two-week trip.
Vishal says his hours were extremely long during this period before everyone got used to working remotely. COVID taught him to always be prepared for uncertainty.
But he has high hopes for 2023 and aims to hire five or six people next quarter.
“I do believe next year is going to be big for us.”
This is partly due to the tsunami of refinancing work on the horizon. Vishal says that most clients still have the capacity to borrow or to restructure their loan when they roll off fixed rates.
“This will give a great opportunity to really network with those clients.”
While some will be shocked to move from interest rates of 2% to over 5%, the amount of work will sustain UFS and help it grow.
“You can only do it when your team and back office is well prepared.”
As residential lending to drops over the next six to nine months as property prices fall from their highs and credit becomes tighter, commercial lending will pick up some of the slack.
“We are already seeing a trend with existing investor clients; they have started doing more in land banking, with industrial land and more in commercial.”
Part of the pleasure for Vishal of working in finance is understanding the needs of clients before they do and anticipating where their businesses need to develop. While clients are normally experts in their own fields, they are often too busy to think strategically about the business life cycle.
Only a brokerage like UFS can see the big picture for each customer.
