Coordinating 3,700 linear feet of required public roadway improvements, project phasing, and approvals without negatively impacting the cost or schedule.

During the due diligence phase, Langan identified an opportunity to pursue transportation improvement credits tied to required roadway work. Through coordination with local agencies, the team secured approximately $700,000 in reimbursement credits for the client.

Maintaining compliance regarding the stormwater pollution prevention plan (SWPPP) and facilitating adherence to regulations and best management practices (BMP) among the project team.

Solution
As the SWPPP inspector, Langan performed weekly, quarterly, pre-storm, during-storm, and post-storm BMP and non-BMP inspections to identify potential violations. We worked directly with the contractor to address concerns immediately, closely coordinating our response with the owner and subcontractors as needed.

Managing shallow groundwater, undocumented fill, phased construction constraints, and airport-related height and crane limitations that impacted design and sequencing.

Challenge
Addressing environmental concerns detected during our Phase II ESA, related to total petroleum hydrocarbons exceeding cleanup levels set by the Washington State Department of Ecology’s Model Toxics Control Act (MTCA).
Solution
We recommended excavating the impacted material and properly disposing of it at an offsite landfill to confirm compliance with the MTCA.

Solution
Langan supported Vantage Data Centers with integrated site/civil engineering, geotechnical investigations, landscape architecture, site lighting, and asbestos surveying to enable efficient, large-scale development. The design strategically preserved high-quality wetlands and enhanced lower-quality wetland areas, allowing the project to advance responsibly while supporting major economic impact through thousands of construction and indirect jobs.
