For recruiting and retention purposes, colleges and universities are investing more and more in quality living environments. Student housing can play a significant role in the decision-making process for potential students.
The availability and quality of the student housing product is as much market driven as any other form of housing in the collegiate environment. Expediting the design process is critical. Losing even a few months in the schedule because of permitting can push back an opening date and cost the value of a semester’s rent. Prime delivery for housing projects is usually in early to mid-August—and sometimes mid-January. Missing the scheduled delivery date often has detrimental effects on the client who will have to provide emergency alternate housing at a premium cost. Keeping a project operating past a delivery date also increases cost.
