Ann Stranges, certified international property specialist
"My introduction to Moneycorp via the CIPS program has become an integral part of my business practice."
As a former NCAA Division I Athlete, who graduated with a Bachelor of Science in Kinesiology I bring a competitive and academic approach to my practice. However, after completing my undergraduate studies, I found myself at a crossroads realizing that my initial passion for human kinetics and physiology had waned and would not provide long-term fulfillment. Real estate presented itself as an exciting opportunity for growth and fulfillment, prompting me to pivot and pursue a path that aligned with my evolving interests and ambitions. I chose a career in real estate because it resonated with my strengths and weaknesses, and I haven’t looked back since!
My name is Ann Stranges, an Internationally licensed Real Estate Agent operating in both Canada & Mexico. I specialize in assisting Canadians and Americans in cross-border transactions. Currently, I share my time between two vibrant locations: Calgary, Canada, and Puerto Vallarta, Mexico. With roots in both Canada and Mexico, I've cultivated a unique perspective on real estate.
Meet Ann,
Partner Spotlight
Obtaining my Certified International Property Specialist (CIPS) designation has been invaluable to my business. It bolsters my credibility and facilitates global connections, crucial in an increasingly interconnected real estate market. Through the CIPS program, I gained access to additional resources that enhance my ability to serve clients across borders. Additionally, my affiliation with the Association of Mexican Real Estate Professionals (AMPI) has allowed me to carve out a niche in facilitating safe property purchases for Canadians and Americans in Mexico, leveraging collaborations and relationships cultivated through the CIPS network.
CIPS Designation:
My introduction to Moneycorp via the CIPS program has become an integral part of my business practice. Given that a significant portion of transactions in Mexico involve cash transfers, Moneycorp's expertise in currency exchange ensures my clients secure the best rates promptly—a crucial aspect of international transactions.
Partnership with Moneycorp:
The allure of beachfront properties in destinations like Puerto Vallarta, Bucerias, and Sayulita remains a top choice for many clients. Whether it's the dream of waking up to the ocean or seeking tranquility away from crowded beaches, the demand varies but underscores the appeal of Mexico's coastal real estate. Outside of Puerto Vallarta there is a growing interest for Cabo amongst high-net-worth clients as well.
Popular Locations in Mexico:
The buying process in Mexico differs significantly from that in the US, particularly due to regulations surrounding restricted zones and legal procedures. One major distinction is the requirement for foreign buyers in Mexico to navigate restricted zones, which extend 50 kilometers from the shoreline and 100 kilometers from any natural borders. To acquire property within these zones, buyers typically establish a Bank Trust or fideicomiso, ensuring compliance with Mexican law. Alternatively, ownership through a Mexican corporation is possible, though less common.
Buying Process in Mexico vs. the US:
A significant trend I'm observing is a growing interest among buyers in relocating to Mexico permanently. Many are selling or downsizing their primary residences in the US or Canada to embrace a new lifestyle south of the border. Additionally, there's a notable uptick in buyers seeking to monetize their investments through avenues like Airbnb or short-term rentals. For those transitioning to full-time residency, priorities include sustainable living, community engagement, and enjoying the unique cultural offerings of their new locales.
Trends in Buying Homes Abroad:
