Johnson County Courthouse
Provided owner’s representative services from project startup through post-occupancy on the new award-winning Johnson County Courthouse in downtown Olathe, KS.
The Pembroke Hill School
Provided services as the owner’s representative for renovations throughout the Pembroke Hill campus.
KCAI - Student Living Building
NZ served as owner’s representative for multiple projects at KCAI including its new student housing and dining hall.
Johnson County Courthouse
The Johnson County Courthouse was awarded the DBIA-Mid-America Region Project of the Year Award. The 320,000 square-foot facility is 7 stories tall and includes 28 courtrooms, 3 hearing rooms, the District Attorney’s Office as well as additional administrative support functions. With a budget of $193,000,000 the project was completed in 2020 and was designed to meet the County’s needs for at least the next 75 years as a public-service focused facility with flexible and sustainable design elements and included enhanced security, circulation, and technology to meet the needs of the County.
The Pembroke Hill School
The new Athletic center and Hall Student Center expansion totaled 90,000 square feet with a budget of $55,000,000. The athletic center houses 3 basketball courts with support locker rooms, training and dance functions. The new dining hall seat 300 in a grand vaulted space incorporating metal screen artwork design by Jan Hendrix. Renovations to the schools art gallery and existing theater plus new academic space was provided. The project also created a new landscaped quadrangle with programmed exterior spaces for Pembroke’s upper campus. The project was completed in 2021.
Kansas City Art Institute - Student Living Building
The Barbara Marshall Residence Hall was completed in 2020 and features a 244-bed residence hall, the Wylie Dining Center seating 250, and the Nerman Café. The residence hall features double-occupancy semi-suites with private baths and gathering spaces, a student gallery, large living room, and gaming center and 45 enclosed parking spaces. The $36,000,000 project won a Central States Design Award, the top project award for 2020 from KCAIA and numerous tier design awards.
KCAI - DeBruce Hall
NZ served as owner’s representative for the new DeBruce Hall.
Beacon Hill
The Beacon Hill Neighborhood Redevelopment project was designed as a mixed-use, new-urbanist neighborhood. NZ acted as master developer on behalf of the City of Kansas City.
Federal Reserve Bank
Selected as Project Advisor for design, construction, and occupancy of the new bank.
NNSA
The NNSA National Security Campus is located in south Kansas City, Missouri at Botts Road and Missouri Highway 150.
Village West
A 400-acre tourism, retail, and entertainment district with SportingKC’s soccer stadium surrounding the 1.5-mile tri-oval, 75,000-seat Kansas Speedway.
Consolidate Fire District 2
Fire Station

Kansas City Art Institute - DeBruce Hall
The new Paul and Linda DeBruce Hall, an 18,000 square foot building, completed in 2020, and was designed specifically for liberal arts art history and creative writing and features a state-of-the-art classroom design in addition to a comprehensive student services suite and faculty offices.
Beacon Hill
The Beacon Hill Neighborhood Redevelopment project was designed as a mixed-use, new-urbanist neighborhood within walking distance of Hospital Hill, Crown Center, and the historic Union Station. Covering 90 acres with a rolling terrain and panoramic view of downtown, the neighborhood is directly accessible from Bruce R. Watkins Drive. The project is a 353 Redevelopment Area with 25-year tax abatement. Over 90 new homes have been constructed in Beacon Hill plus two multifamily projects with 450 units and retail space. A 100-room hotel has also been constructed with 35 renovated existing homes. The ten year projects represents an investment between Troost and the Paseo of $150,000.000.
Federal Reserve Bank
As Project Advisor, Newmark Zimmer‘s primary responsibilities included development and management of the master schedule and the project budget and accounting system; interaction with the design firms and construction manager; the management of the relationship and agreements with the City of Kansas City for approvals, entitlements and permitting; assistance with procurement of special consultants; move management; and supplier diversity programs. Additionally, NZ was actively involved in the coordination and administration of the construction phase and provided on-site management representation. NZ was also responsible for the overall management plan, monthly reporting, and for managing issues such as quality control and quality assurance during both the design and the construction phases.
National Nuclear Security Administration
CenterPoint Zimmer, LLC–a subsidary of CenterPoint Properties Trust of Chicago–will serve as owner and developer of the 1.5 million square-foot, five-building campus, planned as part of the federal government’s plan to create a more flexible and efficient facility replacing the current site located at the Bannister Federal Complex in Kansas City. The campus was LEED® Gold Certified, surrounded by significant natural open space. MoDOT and the City of Kansas City constructed a new diverging-diamond interchange to provide access to the NSC and the CenterPoint Intermodal Center Kansas City, located directly to the south. The campus includes a 325,000 square-foot office building plus 1,175,000 square-feet of manufacturing space in three buildings, plus a central utility plant. Manufacturing processes include electronic, mechanical equipment, technology and materials fabrication. The campus is a high security facility. Newmark Zimmer, through CenterPoint Zimmer provides operations and maintenance to manage the 9 campus buildings including site maintenance and snow removal, electrical, HVAC, fire alarm and building controls, food service, janitorial and other services such as shredding and industrial hygiene consulting. Our team manages nearly 100 staff that operate the plant and work closely with Honeywell FM&T who manages the production efforts of the NNSA. Additionally the NZ team, has managed over $100 million of alterations projects in support of the production mission, including parking, clean rooms, labs, additive manufacturing and other equipment heavy spaces. Our team handles budgeting and billing for O&M activities and contracts for construction, testing and commissioning for alterations projects. Our entire staff has top secret Q clearance.
Village West
Newmark Zimmer (NZ) was selected by the Unified Government of Wyandotte County and Kansas City, Kansas to act as the Master Developer for Village West, a 400-acre tourism, retail, and entertainment district surrounding the 1.5-mile tri-oval, 75,000-seat Kansas Speedway. NZ represented the Unified Government’s interests throughout the planning, development, contract negotiations and construction of the district, which was completed in 2011 with an aggregate value of $450,000,000. Users include Nebraska Furniture Mart, Cabela’s, the Legends shopping center, a minor league ballpark, soccer stadium, several hotels and multiple retail and pad site businesses.
Consolidate Fire District 2 Fire Station
The new 15,000 square-foot, three bay CFD2 Fire Station is centrally located for quicker response times in emergency situations. Newmark Zimmer acted as Owner’s Representative and provided brokerage services for this new location with a cost of $5,000,000 in Prairie Village, KS.

Assist in negotiating, developing, outreach and monitoring of mandated or voluntary supplier diversity plans for design, construction, and FF&E procurement.
Development of land use master plan and related financing and feasibility plans particularly for urban areas.
Recommended delivery or selection method, prepare RFQ and RFP documents and manage selection process to ensure the best team and pricing. Assist in drafting contracts for design, construction and purchasing.

Lone Elm Logistics Center
NZ provided owner’s representative brokerage and property management services for this logistics facility in Olathe, KS.
CBE and NCB Hall of Fame
Newmark Zimmer managed the development for the NABC on this $24 million facility honoring basketball coaches, players, and contributors and providing an interactive basketball venue. The project is located in T-Mobile Center.
Samuel U. Rodgers Health Center
Provided Owner’s Representative services for the new 60,000 square foot health center.
Lone Elm Logistics Center
The multi-tenant Class A building consists of 450,000 square foot of 36’ ft clear, ESFR protected storage built speculatively for light-industrial and logistics users.
College Basketball Experience and National Collegiate Basketball Hall of Fame
NZ worked with NABC for seven years to help them bring their vision to reality and assisted in obtaining funding from both state and city sources and was responsible for tracking all funding and expenditures throughout the project and had an extensive role in selecting and managing the design and fabrication teams, and interfacing with the construction manager for the CBE project and the T-Mobile Center project. Activities included assisting the NABC with the extensive process of sourcing material for the graphic and video media and helped to coordinate the production and installation of those elements of the project. NZ was also involved in the coordination of the extensive technical aspects of the project, including automated A/V, show control, lighting, and special effects.
Samuel U. Rodgers Health Center
The $35.000.000 project completed in 2010 served as community-based health center providing comprehensive services in its urban neighborhood. Its striking design set the tone for innovative urban development.
NZ served the owner as a consultant and manager for the design, budgeting, scheduling and construction of the project.
