Steven Kolsky joined NEWMARK in 2000 as a founding principal in the firm’s Southern California operation. Headquartered in their West Los Angeles office, Mr. Kolsky brings over 30 years of experience of actively overseeing brokerage and corporate service accounts and continues to represent clients in strategic planning and the negotiation of complex lease and sale transactions. He has negotiated transactions of more than 30 million square feet valued in excess $4.2 billon.
Since joining NEWMARK, Mr. Kolsky has consistently been a top performer in the region and has completed several of Southern California’s most significant real estate advisory and corporate occupancy transactions, in addition to overseeing all local, regional, national and international corporate services accounts.
A native of Southern California, Mr. Kolsky has always been a supporter of civic and philanthropic causes. He has served on fundraising and action committees for both the Family Services of Santa Monica and the Palisades/Malibu YMCA. In 2003, Mr. Kolsky was recognized by the Junior Achievement of Southern California for his outstanding contributions and fund-raising.

Greg Frankovich joined NEWMARK in 2005, focusing on Tenant Representation in the greater Los Angeles area. Based in the West Los Angeles office, Mr. Frankovich specializes in strategic planning and long-term real estate evaluation, implementing creative solutions which have successfully resulted in numerous office relocations, lease renewal/restructures, office disposition and the purchase and sale of commercial real estate buildings.
Since joining NEWMARK, Mr. Frankovich has consistently been recognized as a top performing broker in the Los Angeles region and has negotiated some of the most significant real estate transactions in the region.
In 2010, Mr. Frankovich took his unparalleled understanding of the Entertainment Industry’s unique office needs and formed the specialized “Media and Entertainment Practice Group” dedicated to exclusively working with creative companies on their office real estate requirements. The best practices & benchmarking criteria we have created for the various types of Entertainment, Technology, Media, Production, Post Production, Advertising & Marketing firms has been extremely well received and translated to significant efficiencies as well as dramatic cost savings.
Mr. Frankovich is a native of West Los Angeles where he currently resides with his wife and three children.

Based in the West Los Angeles office, Mr. Frankovich specializes in strategic planning and long-term real estate evaluation, implementing creative solutions which have successfully resulted in numerous office relocations, lease renewal/restructures, office disposition and the purchase and sale of commercial real estate buildings.
Since joining NEWMARK, Mr. Frankovich has consistently been recognized as a top performing broker in the Los Angeles region and has negotiated some of the most significant real estate transactions in the region.
In 2010, Mr. Frankovich took his unparalleled understanding of the Entertainment Industry’s unique office needs and formed the specialized “Media and Entertainment Practice Group” dedicated to exclusively working with creative companies on their office real estate requirements. Dain Fedora joined Newmark in 2016. Mr. Fedora serves as the firm’s director of research for Southern California, bringing with him 14 years of commercial real estate research experience and expertise.
Prior to joining Newmark, Mr. Fedora served as an industrial research manager of the Americas at JLL and as a vice president of research and marketing with Grubb & Ellis, now a part of Newmark. During his 10-year tenure at Grubb & Ellis, Mr. Fedora tracked and wrote about market conditions across all property subtypes in inland Southern California and worked closely with senior producers to create and implement strategies for targeting new business and fostering existing client relationships.
Mr. Fedora holds a master’s degree in writing from Vermont College of Fine Arts and a dual bachelor’s degree in business and English from the University of Redlands. He is a member of the Phi Beta Kappa Society.

Larry Wass has over 20 years of experience in the commercial real estate industry with significant experience in complex lease structures, sale-leaseback transactions, lease vs. ownership analyses, investment sales, development models, highest and best use, in addition to property management projections. Previously, he was Managing Director at Thorofare Capital, specializing in placing structured short-term bridge debt on commercial real estate assets.
Previously at Grubb & Ellis, Larry was Regional Director of Financial Services and also spent the 8 years prior as a Senior Financial Analyst at Cushman & Wakefield specializing in Institutional Investment Sales. In that capacity, he worked directly with the firm’s clients and brokers to evaluate risk, valuation, and the structuring of complex leasing and investment transactions, including value creation and preservation through the due diligence process.
Mr. Wass earned his Bachelor of Science in Business Administration, with an emphasis in International Finance, from the University of Southern California in 1997 and is a licensed real estate broker in the State of California.

Gillian Sutton joined Newmark in 2016 and currently serves as Managing Director in Newmark’s Global Corporate Services (GCS), leading Project Management in Southern California. She oversees construction and building improvement projects from the planning phase through final completion and delivery. She represents clients on a wide variety of projects with tactical implementation support. A specialist in change management, Sutton has experience in schedule development and management, time and cost estimate, budget development and risk analysis and management.
Prior to joining Newmark, Sutton worked as a Project Manager and Business Development lead for a subcontractor in Los Angeles, gaining experience in all aspects of construction. Her knowledge at the subcontractor level has been invaluable in saving her clients money and time.

Dain Fedora joined Newmark in 2016. Mr. Fedora serves as the firm’s director of research for Southern California, bringing with him 14 years of commercial real estate research experience and expertise.
Prior to joining Newmark, Mr. Fedora served as an industrial research manager of the Americas at JLL and as a vice president of research and marketing with Grubb & Ellis, now a part of Newmark. During his 10-year tenure at Grubb & Ellis, Mr. Fedora tracked and wrote about market conditions across all property subtypes in inland Southern California and worked closely with senior producers to create and implement strategies for targeting new business and fostering existing client relationships.
Mr. Fedora holds a master’s degree in writing from Vermont College of Fine Arts and a dual bachelor’s degree in business and English from the University of Redlands. He is a member of the Phi Beta Kappa Society.
Research Manager
Larry Wass has over 20 years of experience in the commercial real estate industry with significant experience in complex lease structures, sale-leaseback transactions, lease vs. ownership analyses, investment sales, development models, highest and best use, in addition to property management projections. Previously, he was Managing Director at Thorofare Capital, specializing in placing structured short-term bridge debt on commercial real estate assets.
Previously at Grubb & Ellis, Larry was Regional Director of Financial Services and also spent the 8 years prior as a Senior Financial Analyst at Cushman & Wakefield specializing in Institutional Investment Sales. In that capacity, he worked directly with the firm’s clients and brokers to evaluate risk, valuation, and the structuring of complex leasing and investment transactions, including value creation and preservation through the due diligence process.
Mr. Wass earned his Bachelor of Science in Business Administration, with an emphasis in International Finance, from the University of Southern California in 1997 and is a licensed real estate broker in the State of California.

Gillian Sutton joined Newmark in 2016 and currently serves as a project manager in the company’s Downtown Los Angeles, West Los Angeles and South Bay offices.
Ms. Sutton represents clients on a wide variety of projects with tactical implementation support. A specialist in change management, she is a true asset in the maintenance of budgets, schedules and reducing the fears of the people affected by transition while saving the client money. Ms. Sutton’s clients also benefit from her strong background in the subcontractor level of detail.

Senior Project Manager
Melony Bethala serves as a regional workplace manager in Newmark’s Workplace Strategy and Human Experience practice. She is a qualitative researcher and cultural diversity expert who uses case studies, interviews and data analysis to examine how people are affected by changes in the workplace. Prior to joining the team in 2019, Dr. Bethala served as the lead researcher and project manager for the Global Knowledge Center, Newmark’s industry intelligence unit. In this role, she worked closely with team members in Warsaw, Poland to develop thought leadership on trends in the labor market and workplace variables to create industry insights that shape strategic management decisions.
Dr. Bethala’s specialization in the human experience of work is derived from her doctoral project on diversity, women and institutional practices, which she successfully completed in 2018. She leads client engagements on the West Coast and has worked on projects in a range of industries including law, financial services, technology, biomedicine and non-profits.
Prior to joining Newmark, Dr. Bethala spent seven years in Europe working for international institutions in Spain, Ireland, and the United Kingdom. As a researcher, she brings a human-centric approach to consulting projects.

Diane Ruf is a Senior Managing Director with Newmarks’ Global Workplace and Human Experience Team. Her focus is dedicated to analysis, research and implementation of a holistic workplace and real estate solution that is implementable and achievable. As a leader in the industry her focus is in workplace strategy, strategic facilities planning, design, decision science, programming, implementation planning and project delivery.
Ms. Ruf assists clients with an effective workplace and real estate strategy that positions a company in reducing their risks and maximizing the overall efficiency of space and productivity of the employees. She leads the client through an analytical and detailed planning process which is integrated into a company’s business goal; including corporate workplace planning, space optimization, defining occupancy solutions, real estate portfolio strategies, applying decision science to final recommendation.
Her experience helps the client understand that the process should be based on a thorough understanding of the organization’s operations including influences affecting the workplace to transform a company’s workplace and real estate initiatives into a cohesive strategy that is implemented through a smooth transition from the operational effort and the optimization of space within the real estate portfolio.
Key Workplace Strategy Accomplishments
Providing thought leadership in workplace strategy to evolve client’s workplace, people, occupancy and real estate strategies. Develop client’s requirements and a recommended workplace solution that will facilitate current and future needs. This includes facilitating interviews with key stakeholders, meeting business objectives such as: reducing property costs, improving business performance, merging two or more groups/cultures, and relocating or consolidating occupied buildings. Some of the primary focus is on identifying opportunities to optimize real estate and occupancy options. Key roles include creating comprehensive and compelling business case scenarios for change based on decision science measures that are defensible strategies for occupancy and real estate decisions. Recommendations often include preliminary design concepts, program requirements, occupancy solutions, flexible and agile working environment recommended work settings and in combination with space analytics.

B.A. Degree in Interior Design from the University of Wisconsin with additional studies completed at the American College in London.
