“La Linniere is one of the most impressive small estates that I have ever seen”
More Info
“
I have been fortunate enough to work within the ‘Super Prime’ property market for over a decade selling some of the most valuable and exceptional houses in the UK, and I can honestly say that La Linniere is one of the most impressive small estates that I have ever seen. It is incredibly rare to see a brand new house finished to a world class standard in the Channel Islands; La Linniere reminds me of a stucco Belgravia town house but in a countryside plot with amazing views!

• In briefest outline: • The driveway will be lined with mature trees. It will be formally edged, finely graveled and lit to accent the planting. • There will be a high quality resin-bonded finish to the surface of the courtyard and this will be edged in granite cobble sets to define edges and accent features. • The woodland will be manicured and lined by post and rail fencing to further define its boundaries. • The agricultural fields will be formally laid to lawn.
1. Technical Specification
• The estate will be carefully landscaped in accordance with the scheme prepared by Bonham & Bonham, together with local landscape designer, Michael Le Maistre. • In briefest outline: • Additional parking will be created to the North of the property with steps down to the courtyard. • An area of formal terracing will be created to the South of the property. This will be split into two sections: the first section (in front of the kitchen) will facilitate al freso dinning; the second section (in front of the withdrawing room) has been designed for seating and lounging.
1.9. Landscaping
• The house benefits from a bespoke system designed by security consultants. In addition to the intruder alarm, it will encompass Passive Infrared Sensors and a network of 5 mega pixel cameras. The system can be accessed and streamed from anywhere in the world, and can be set up to provide notifications of any activity.
1.8. Security
• Full Luton lighting system. • Full Savant audio and home automation • Schindler passenger lift. • Daikin air-conditioning. • Dedicated 1,204 ft2 plant room and services level, (linked to the main house via tunnel), to accommodate all current and future M&E kit.
• All sanitary ware by Laufen, Switzerland. (Many pieces by internationally recognised designers) • All accompanying brassware by Vola.
1.6. M&E
1.7. Sanitary ware
• The fine stone selection continues on the cabinetry: • In the kitchen, the island unit has been crafted from precious Italian gemstone. This has been “underlit” by a hidden Lutron driven LED under tray. • The counter tops on the outer kitchen cabinets (and cabinets in the utility room) are cut from Stromboli black granite. • The counter tops on the bathroom vanity units are typically finished in Fior di Bosco marble.
• All door furniture has been supplied by Joseph Giles and Samuel Heath, (world leaders in luxury architectural hardware). • All chrome sash pull handles have been made bespoke for the project by Bonham & Bonham.
1.4. Ironmongery
• The floors of the ground and basement level will be laid with beautiful Italian Perlino Bianco marble, as will the hallways and elliptical staircase that runs through the centre of the building. • The bathrooms showcase a range of the world’s finest marbles, including feature walls of Onxy Silver and Confusion Marble as well as quarter-matched sections of Carrara and Calacatta Oro.
1.5. Stone
• All skirting boards, architraves, and internal doors are hand finished Tulip wood products produced by Bonham & Bonham in its workshop in the Cotswolds. • All windows, external doors and shutters are designed and produced by Mumford & Wood and Bonham & Bonham. They are all constructed from hard wood, (Accoya). • The timber flooring in the drawing room, withdrawing room and study is walnut. • All of the exquisite fitted cabinetry in the property is again designed and hand crafted by Bonham & Bonham. In briefest outline • All pieces on the ground floor are finished in the finest American Black Walnut veneer. The theme softens slightly in the master suite with the adoption of a subtly limed oak veneer (with cleverly contrasting half an quarter cut sections). • Different pieces are complemented by delicate features such as champagne toned beveled edge mirror backs and faux leather inset panels. • Bespoke chrome/shagreen pull handles run throughout.
1.3. Joinery
• The property benefits from solid concrete floors at all levels, providing a sense of permanence and excellent sound insulation. • All of the stone architectural features (porticos/stringers/decorative items) are Haddonstone. • The main house is coated in an upgraded render system – with a 25 year colour guarantee. • The garage block and staff accommodation are faced in Jersey granite with attractive brick reveals and accents.
1.2. General Construction
• Due to its location in the Coastal National Park, the nearest mains services are located just over a mile away. However the property now benefits from a private connection to the same and therefore enjoys full mains water and drains services whilst retaining its privileged position in the countryside. • In addition to the above, the estate retains its original borehole water supply, which is useful for irrigation etc. in the event that a hose pipe ban is imposed during hot summer months. • The property is connected to Jersey Telecom’s fiber network and as such enjoys one of the world’s fastest broadband connection rates.

Bonham & Bonham was commissioned at La Linniere during the early construction stage of the property by the client and was asked to design a truly unique modern-classical interior; a beautiful yet thoroughly modern and high-functioning home that embraces the classical elegance which is so much a part of the island’s architectural heritage. Working closely with the client and architect from the ground up, Bonham & Bonham developed a rhythm to the interior treatments that reflect the the classical orders of the Georgian period, fusing the soft and soothing hues that mirror the ease of island life with some of the drama and majesty of the ocean which surrounds it. A considered and consistent application of Champagne tones, notable in the antique mirror of the entrance hall, in addition to a recurring satin brass theme throughout the interior, creates a sense of tranquility and harmony wherever you may be in the house. The principle reception rooms and upper floors feature striking specialist cabinetry, meticulously executed in American Black Walnut and interlaced with refined metal and glass detailing, all crafted by experienced hands in the Bonham & Bonham workshop. The wild complexion of the sea is found in the magnificent natural precious stones of the Gemstone of the kitchen island cabinet. The softer tones of walnut and dove flow effortlessly from one room to the next. Throughout the house the application of the highest quality materials has been ensured, responsibly sourced from all corners of the globe, conveying that cosmopolitan aesthetic whilst achieving the ambition of creating a superbly special home, and one which is unique in Jersey.

Born in the heartland of Britain’s illustrious manufacturing tradition, Bonham and Bonham follow in the footsteps carved for us by the cabinet maker Edwin Bonham in his Black Country workshop over seventy years ago. With long hours on the workshop floor under his belt as a boy, learning both the craft of design and the power of the integrated approach, Edwin’s son David, the company’s current Chairman, took on his father’s enterprise and applied his method to developing the offering of our family business. In continuing to combining spatial and interior design with the manufacture of specialist joinery in our own workshop house, David kept the family tradition alive and levering his talent and exacting eye for detail into the development of a large portfolio of outstanding prime property across the UK and Europe. Continuing the close network of relationships he inherited from his father, and extending it to suppliers and artisanal craftsmen across Europe, Asia and North America, the principles of success Edwin stated our family name on continue to guide us. Today David is joined by his son, James, who brings his own ambition and creativity to the business, ensuring that while staying true to its heritage, Bonham & Bonham embrace fully the potential of cutting edge technology, style and a bold vision for its future. From our humble beginnings over 70 years ago, Bonham & Bonham has evolved through the hands of three generations and continues to deliver excellence in architectural interiors, design and manufacture to ambitious Private Clients in the UK and across the world.
