capping a year that closely tracked 2024 across
the 52 surveyed metros. Sales in 2025 were evenly split: six months trailed 2024, six months beat it — including five of the last seven.

Median sales price was up 1.1% year over year and up 6.2% from 2023.
New Listings were down 6.6% year over year and down 23.2% month over month.
Sellers accepted 98% of the asking price unchanged from last year and last month.
