Savills Workplace provides a full suite of Design Thinking, Ideation and Co-creation services, as well as the traditional Workplace Design services. As the natural next step from the Workplace Strategy and Design Translation - where we show the completed workplace strategy as an actionable next step, through pictures not just words. Our design translation shows the workplace strategy in the form of a test-fit layout in both the existing and or new location (if identified), showing the new ways of working, spatial programme and the associated kit-of-parts working in harmony for the business leaders to see in practice how this will work for them and how the future workplace will look in practice, and not just as a written theory.
Taking the actionable insights and data analysis and translating into an intelligent and well thought through workplace design and planning exercise, to demonstrate to the less experience professionals the future workplace solution.

30% Concept Design
Where Savills Workplace will work with you to create a 30% Concept Design package, with finalised and client agreed test-fit layout plans, concept deign look and feel, materials and finishes, and general performance specifications – covering all the key aspects for a modern workplace around acoustics, lighting, and the FF&E. This will allow your Project Managers to then run a Managed Tender for a Design & Build approach, where the awarded D&B Firm will take the 30% Concept Design forward to completion, saving time as the business leaders have already signed-off on the layouts and key elements up front. We can then also offer a Design Management role, to oversee the awarded D&B firm.
100% Design Consultancy
This is where the Savills Workplace team will complete the entire design package to 100% like any other Interior Design practice would do, for a Traditional Full Tender process, typical for larger projects of 60,000 SQFT or above.

Our client’s future workplace, has to embody the company culture and support their employees in the post-pandemic era, supporting the hybrid working model and colleagues’ flexibility and choice.
Our client is a global health and medical technology business, with a footprint that stretches across 100 countries. At the forefront of procedural and technological development, it operates in growing markets where its innovative product solutions help medical professionals meet broad and complex clinical needs. Our client’s new Tokyo workplace is their headquarters in Japan. The multifunctional team required a new space, that would support the company’s vision for a future workplace, post-pandemic and the previous space was no longer fit-for-purpose. Drawing on its purpose-driven culture, our client asked us to create a positive new environment for their teams that encouraged productivity and stimulated team engagement - where all theirmulti-disciplined colleagues could work together. When designing the new office and customer experience / innovation spaces, we worked closely with the team who would be utilising the space most frequently to understand the importance of the work our client would be undertaking there and the direct impact it would have on improving the lives of their patients through pioneering medical products, services, and systems.
The new workplace was designed as a magnet to encourage and attract the talent back to the workplace, with more places to meet, socialise, collaborate and work together in the new hybrid working model. Where the colleague’s flexibility and choice were paramount for the future workplace to be successful and continue to help the organisation attract and retain talent as they continue to grow in this competitive market. All the meeting, conference, training, and client experience / demo rooms incorporated the latest technologies for hybrid collaborations, to be used for team brainstorming and strategy, and where regular collaborative discussions could be held both in- person and remotely. The new workplace includes a variety of flexible spaces to accommodate the future growth and, importantly, employees have given feedback that they “love the new office”, commenting that the “social and community spaces throughout the office have been a tremendous change to the old space, allowing and enabling a greater level of collaboration for the business.”

KPGM required a future workplace that would embody and reflect their strong company culture and support their employees in the post- pandemic era, implementing an agile and hybrid working model.
With less than 2 years left on their current lease when KPMG reached out to Savills, the Commercial Leasing team brought in the Savills Workplace team to do a quick review of the previous Worlkplace Strategy completed pre-pandemic for KPMG by Gensler. Savills found, now mid-pandemic that the KPMG Singapore office had alreday evolved and identified with the leadership that KPMG was facing some serious issues around staff attrition, lack of employee engagement and empoyees potentially losing touch with the company culture and vision if employees continue to work from home. Savills Workplace and KPMG came to the conclusion that a hybrid working model, with an agile office environment designed for a maximum occupancy of 60% of their total headcount (3,600 staff at that time) was the right appraoch, and enaged Savills Workplace to work hand-in-glove with the Savills Tenant Brokers to identify the right spatial model to accommodate this new working model.
This ensured that the right strategic brief was developed for the workplace designers - Gensler, who had been retained for that next phase of the project. Once Savills Workplace had completed the revised Workplace Stratgey compliemented with a series of concept design and planning layouts (test-fit layouts) to provide the client with a Design Translation, Proof of Concept and a robust Strategic Brief that was then passed on to Gensler to develop the associated Interior Design concept. Savills was retained, and our Project Mangement and QS teams helped to then mange and deliver the built environment that has become the new home and Future Workplace for KPMG Singapore. The final office is situated across 4 contiguous floors, from Level 13 - 16 and enjoys the first Green Lease in Singapore, that Savills helped to broker with 100% of the electric used by KPMG copming from renewable sources here in Singapore.

Challenge The Client was considering moving to another location far from the CBD where they were located and wanted to provide a destination office for people to go to that embodied the branding values at the same time it created identity based on the local Singapore context. The move was also motivated by the need of the creation of a Remote Operations Centre with very specific technology and space requirements A test-fit for the space was provided by the client, from outside Singapore, that was not aligned with local norms and requirements and had space for improvement.
Result The outcome is a beautiful and functional new office, comfortable and better than home for a lot of people which helped to get people back to the office and attract and retain talent. The dedication of the client to the outcome shows their involvement and commitment to the final result and the trust relationship with the Savills team opened more opportunities to future projects. The successful delivery of this project, is testament to a local client and team that immersed themselves into the project, co-creating with the Savills team daily. From its inception to completion, this project has been a testament to the power of collaboration, innovation, and dedication.
Solution Savills proposed layout improvements to the test-fit provided by the client while creating a storyline and brand concept message that was developed into a context driven Concept Design. While efficiently producing work and achieving small milestones at the time, Savills was able to achieve within a short timeline and exceed the client’s expectations. Communication was a key strength of the team. The support was extended through the choice of Furniture, Material finishes and Artwork selection to guarantee the space would be read as a whole.

Savills & SIM required a future workplace, to embody their culture and support their employees in the post-pandemic era, supporting the hybrid working model and colleagues’ flexibility and choice.
During the pandemic both Savills and Savills Investment Management (SIM) both had an aligned lease event, where the two businesses agreed to co-locate in the same floor at Level 20, Prudential Tower, Singapore where Savills had been for the past 10+ years. As a result of the pandemic, both organisations required less space, because of adopting a hybrid work model, where their staff had the flexibility and choice to choosewhen and where to work – to best support their working scheduled, activities and daily needs. The resulting spatial reduction enabled Savills to drop approx. 2,000 SQFT which was the perfect size for SIM to co-locate in the same floor, but with separate spaces, for compliance purposes. When designing the future workplace, Savills engaged the Savills Workplace team, based in Singapore they completed the Workplace Strategy, Workplace Design and Change Management services in-house. The strategic briefing uncovered that both flexibility and choice for staff, and acoustics were paramount for the future workplace to thrive and function as desired. As a result, the new office was designed with a remote first mindset for all enclosed meeting and
conference spaces, designing all these rooms with best acoustics, lighting and new video conference technology, to support the new normal of hybrid/ virtual meetings, where Savills was experiencing every meeting had a virtual attendee/audience even when there were in-person attendees in the room too. The future workplace was a complete change from the pre- pandemic workplace, with 50% less workstations, but more choice in the activity based working environment. A desk and room booking system as deployed to manage the new working environment, with consideration given for both introverts and extroverts – with spaces created for everyone’s needs. The whole workplace enjoys the latest in best practice design for our ESG Sustainability and Wellness objectives and colleagues’ benefits, achieving Greenmark Gold, LEED and Well Certifications. Going further with the Circular and Re-use agenda – Savills re-used all the existing 10+ year old desktops and built in joinery, to create the new desktops and built in joinery, with bespoke lockers that staff actually use and find useful.

A primary driver for the future workplace was to create a space that would attract and retain staff and enable them to experience the company culture of and live the values through work and play. The future workplace also needed to convery the company promise of "Mizu To Ikiru", literally "Living with Water", is the promise we make to our customers and the voice of our philosophy.As a result of the pandemic, both organisations required less space, because of adopting a hybrid work model, where their staff had the flexibility and choice to choose when and where to work – to best support their working scheduled, activities and daily needs. Art Works Group was looking to create a new future workplace, implementing new flexible working practices, also combining the future workplace with a state of the art 'gallery space' in the CBD.
Art Works Group appointed Savillls Workplace to support the Workplace Strategy and Design of their new future workplace in Singapore.Once Savills Workplace identifed the Art Works Group size and needs, the Savills Transaction Representation team did their search and selection of the shortlisted spaces for client visits and review. Savills Workplace joined the clients on these shortlisted building visits, helping to quickly identify the right office space in Samsung Hub, Level 24. Following an onsite design chartlette, sketching concepts and ideas in real-time, the creative client agreed with the Savills Designers, that they could work with this partitally fitted-out space. This would reduce costs for the office area, and allow a larger budget for the Art Gallery space, the heart of their operations. As the fast-track project progressed, the client gave the Savills teams a challenge to open the future workplace and art gallery within 4 months, so the procurement dircetion became a full turnkey solution.
Savills Workplace complete a 30% Concept Design and Planning, and Performance Specification exercise, coupled with our FF& Consultancy services we enabled the Savills Project Management team to go to the market with a fast-track managed tender process to onboard a Design and Build Contractor. This contractor then picked up the concept design, already progressing in to Schematic Design with Savills Workplace, and produce construction and shop drawings, for the Savills Designers to work hand-in-glove with the awarded contractors to deliver the project under such a tight deadline. The end result was a happy client, and a state of the art gallery space in the heart of the Singapore CBD where Art Investors can essily access the art and services of this innovative Art Investment firm. The whole Savills team, enjoyed this small but exciting and challenging project, with it's blend of Art, and the familier Workplace components.

Munich RE looked to relocate, and co-locate various Singapore business entities. Aligning them with the MRE global workplace design guidelines and flexible working policies in a new future workplace.
DMunich RE appointed Savillls Workplace to support the Workplace Strategy and Design of their new future workplace in Singapore. As Munich RE planned to bring together a number of business entities into one single location, co-locating them across two contiguous floors, with a new internal feature staircase - linking the client / welcome / social spaces for all visitors and staff to enjoy alike. As Savills Workplace completed the Workplace Strategy and Spatial Modelling, we moved seemlessly in to the Concept Design and Planning, incorporating their new global workplace design guidelines and working policies and standards. Originally awarded the 100% Design Consultancy project, Munich Re looked to piviot from a Traditional to Design and Build procurement and delivery model. Working with the Savills Project Management team, the Savills Workplace made the seemless pivot to developing a 30% Concept Design and Performance Specification package for the Project Managers to go to market for a Managed Tender process, assuring Munich RE of a true 'apples-for-apples' comparison through this managed tender process.
Then upon the award of the chosen Design and Built company, Savills Workplace was retained to continue to develop the design through to completion, acting as the Lead Design Consultant and Client's Design Manager, ensuring that the original design intent was maintained throghout the projects lifecycle. As the project went through a subsequant value engineering process, Savills Workplace worked with the clients stakeholders to manage and maintain thhe client expectations, ensuring that all stakeholders where fully informed and aware of the changes in real-time change management communications. As the project was closing out, the client then enaged the Savills Wokrplace team to support their next project in Hong Kong, looking to use the same team based in Singapore for ease of local client leadership and regional steakholder communication and ease of continuity of the Workplace Stratgy and Design and Planning process.

Challenge Electronic Arts (EA) was looking to align their business entities and lease events, following the acquisition of Codemasters. Looking to collocate all entities in one new future workplace which would help support and enable the two companies integration process and create a ‘Centre of Excellence’ for the SEA region. Taking the opportunity to push the boundaries of what was possible for the reduction of their carbon footprint and achieving their own global goals for Sustainability ESG and Energy Management and usage.
Solution Savills was awarded the relocation project for both entities and appointed for the Tenant Representative role for the Commercial Leasing. Savills was also awarded the Full Turnkey Delivery, including 100% Design, Project Management, Construction, FF&E and IT/AV and Security. Savills also helped EA to develop the EA Future Workplace Guidelines and Workplace Metrics for their in-house Workplace Experience global team, for use on all future workplace projects.
Result The project was Design and Built in-line with the EA global workplace guidelines/standards, incorporating a high level of Sustainability ESG and Circular reuse and recycle elements – achieving LEED and WELL Fit Platinum Certification. The project was delivered to a very high standard of finish and came in on-budget and on-time. The success has since led to further regional opportunities with EA in both the APAC and EMEA/UK regions.

Challenge Garda Capital Partners was looking to create a new future workplace, implementing new global design guidelines, and working practices, including flexibility and choice for their staff through hybrid working. During the pandemic, Garda Capital Partners was continuing to expand their Singapore and wider regional business and had naturally outgrown their service office accommodation on Level 43 in Tower 1, at Asia Square.
Result The seamless transition between the client briefing, office leasing, issue of corporate guidelines, concept design, detailed design and construction was managed by the Savills Project Management team. Assuring the client of best value for money, and an on-time and on-budget project that has been one of the most truly 'fully integrated' project delivery success stories of 2023.
Solution Savills Workplace was appointed to provide the concept design and planning, localisation and implementation of these new design guidelines and workplace standards into the new space. Working with the Savills Project Management team, the Savills Workplace team provided ongoing Design Management of the awarded Design and Built company, ensuring that our original 30% Concept Design and Performance Specifications were adhered to, and the original design intent was not diluted. Savills Workplace team also provided FF&E Consultancy, as the clients opted to make the FF&E package a client direct purchase item, parking this under the Savills Project Management team on an open book, cost plus basis.
