Savills Retail
Physical and digital lines are blurring.
The key to success is the blending of both worlds to create a seamless experience. Shopping is no longer binary, customers do not see physical and digital as separate entities – they want a singular solution that meets their needs.
Stores must be worth the commute.
As retailers push the boundaries of creative spaces that inspire the consumer, we see them continuing to have fewer stores in their portfolio – focusing on quality over quantity. Whatever you create, it has to feel worthy of a journey.
Community will come first.
First community, then business. If a brand doesn’t have a community strategy, we don’t believe it has a future. The value of your community is simple – your brand was born to serve your customers, if your customers are happy your brand will thrive.
Data insights are shaping the future.
They should be shaping your portfolio too. Retailers have access to endless customer data, drawn mostly from their online platforms. The question is, why are they not able to get the same insight from landlords when it comes to physical spaces?
A hyperphysical world calls for a multi-sensory environment. Customers want to be delighted by an art installation, understand a product’s environmental impact, feel elated by an experience, taste something they’ve never tried before, discover something unfamiliar and learn something new. They want spaces that go beyond the original role of retail, particularly when it comes to younger cohorts. Yours must be a destination that is enriching, emotionally provocative, memorable, multi-sensory and cultivates community.
The future of retail destinations is multi-sensory:

PHILIPPA ABENDANON, HEAD OF LEASING, DERWENT LONDON
We have recently really enjoyed working with Sam and his team at Savills for the leasing of our retail parade at 1 Oxford street. This is a high profile mixed-use development above the Tottenham Court Road Elizabeth Line station, with a retail component of circa 34,000 sq ft. Sam and his team provided excellent advice in respect of the retail configuration, design, specification, tenant mix and well as providing regular updates on the market and values, and ultimately executed the leasing strategy. Sam was instrumental in leasing our flagship and anchor unit to Uniqlo, a high profile letting for our business. His professional approach, specialist knowledge of Oxford Street and the global retail environment were really important to deliver this project.
MARK SIMMS, HEAD OF EMEIA, APPLE REAL ESTATE
We are always pleased to work with Sam and his close team at Savills on major global projects they are leasing. We find that his knowledge, professionalism, integrity, detail, connections, research and character make him and his close team of Callum and Marie a pleasure to work with.
JAKE WALSH, MANAGING DIRECTOR, HINES
Sam and his team at Savills are the leading team for prime retail leasing in the market. We have used them on our recent development projects on Oxford Street, where they delivered us fantastic results. They were engaged by Hines at an early stage providing key input into the design to ensure the finished product met occupier demands. A key focus was ensuring the team pushed for double height frontages in the planning process. They have a great understanding of their clients objectives. We also found they work well under pressure. We lost a major deal at point of exchange in a challenging market and they were able to work through quickly to match and replace the deal at speed and with absolute class. We trust their advice and above all really enjoy working with Sam and the team.
