mortgage matters
For most serious home buyers, getting preapproved for a mortgage is the best option. The preapproval will give you a more accurate estimate of how much home you can afford so you can better narrow down your search for your dream home. Prequalifications, however, can be a good option if you’re just starting to look at properties and aren’t completely sure you’re ready to buy. The prequalification process doesn’t involve a credit check, so your credit score won’t see a temporary dip.

Income to Mortgage Ratio:
To determine how much income should be put toward a monthly mortgage payment,
there are several rules and formulas you can use – but the most popular is the 28% rule, which states that no more than 28% of your gross monthly income should be spent
on housing costs. When mortgage lenders review your finances, they will look at your
debt-to-income ratio to determine how much you can afford to borrow.
BUYING
Closing Costs:
Closing costs are processing fees you pay to your lender. Lenders charge these fees in exchange for creating your loan. Closing costs cover things like your home appraisal and searches on your home’s title. The specific closing costs you’ll need to pay depend on the type of loan you take and where you live.
SELLING
Find Your Loan Balance:
The first step is to determine your remaining loan balance. This will help give you an early estimate of how much you can expect to give your mortgage company in order to pay off your loan when you sell your house. At a bare minimum, you want to price your home so that you can pay off your mortgage. The lower this number relative to your original loan balance, the more existing equity you have in your home.
SELLING
Set a Fair Price:
You have a better chance of getting multiple bids. If people think there’s good value at the price point you’ve listed, you’re more likely to get several bidders on your home. In this way, you may actually end up generating a higher sale because it creates more competition between the bidders.
SELLING
Prepare Your House to Sell:
Deep clean and declutter.
This will not only make you look like a serious seller, but it will also leave a positive impression with potential buyers.
