Longwood Place will create a vibrant nucleus that revitalizes innovative workspace, provides amenities that the community needs, and delivers more housing and a welcoming public realm in the Fenway/LMA neighborhood. It will bring Brookline Avenue to life with desirable retail, ample exterior and interior public open space for everyone in the neighborhood, enhanced streetscape for mobility such as wider sidewalks and bike accessibility, and improved circulation for all modes of movement. The proposed interior and exterior public spaces are designed with a mix of passive and active programming in mind that are intended to be welcoming to all from the Fenway/LMA neighborhoods and beyond. It will draw people onto, into, and through the Site, forge a better connection with the Emerald Necklace, expand on existing relationships with neighboring institutions, and add more cohesiveness to the Site and surrounding context.

Partnership
The Property, otherwise known as the Simmons University Residential Campus, sits on approximately 256,455 square feet of land and is currently the location of dormitories and athletic facilities serving the residential student population of Simmons University. Simmons carefully selected Skanska to redevelop the Site, as part of the institution’s ‘One Simmons’ plan that will enhance the student experience and best position the University for the future. Moving student housing off the Site onto Simmons’ academic campus will open up the space for redevelopment and allow Simmons to achieve its strategic goals. Simmons defined this strategy in its 2020 Institutional Master Plan, and while this Project will be seeking separate approvals and operate independently, it is an essential component and the third phase of the One Simmons’ plan.

Ally Riley
Russ oversees all development operations for the CDUS Boston office including land acquisitions, development, design, construction management, leasing and divestment. He has been intimately involved in Longwood Place since its beginning and will guide the team in its successful completion. Russ has been working in real estate development for 20 years, the last 16 of which he has spent in Boston including projects in Back Bay, Downtown, the Seaport and several suburban projects. Russ holds a master’s degree in business administration from Harvard Business School, and a bachelor’s degree in science and civil engineering from the United States Military Academy at West Point. He is an active member of the Urban Land Institute and a board member of NAIOP Massachusetts. Russ is known for his ability to foster high-performing teams and his commitment to customer satisfaction.
As Vice President, Carolyn serves as a leader for the local operations in the Boston office and will oversee all aspects of delivery for Longwood Place. Carolyn has over 19 years of experience in real estate development working on complex projects ranging from office, mixed-use, multifamily condominiums and apartments, and urban retail. Carolyn has spent the last 13 years with CDUS in various roles and offices, including 7 years in Boston. Carolyn oversaw development of 121 Seaport Boulevard, a 450,000 square foot Class-A office tower in the Seaport and is currently also overseeing Skanska’s trophy office development in the Back Bay, 380 Stuart Street. Carolyn is a graduate of The University of Virginia with a degree in Civil Engineering and is an active member of NAIOP serving on the Leadership Council and A Better City.
Working closely with Russ and Carolyn, Ally has been on the Longwood Place project since she joined Skanska in 2020. Prior to working in development, Ally spent over 10 years working as an urban designer in the UK, China, and the US. Ally had led complex master plan projects including urban district planning, national wetland park master plan and brownfield redevelopment. Ally holds a master’s degree in business administration from Northeastern University, a second master’s degree in urban design from Cardiff University, and a bachelor’s degree in architecture from North China University of Technology.

This makes Skanska USA Building an integral part of our team – both during planning and construction. Skanska USA Building offers a vast technical expertise and is experienced building the unique and inspiring architecture associated with mixed-use developments. Kyle joined Skanska in January 2022 and is working primarily on the Longwood Place project. Prior to working in development, Kyle spent the past 10 years working as an urban planner and consultant in Boston. He has led complex, high-profile development and environmental review processes for private development projects, and has extensive experience working with state and local permitting agencies in the City’s of Boston, Cambridge and Somerville among others. Kyle holds a master’s degree in Environmental Planning and Policy from Tufts University and is an active member of NAIOP Massachusetts and the Real Estate Finance Association.
