We developed Skanska Metriks out of the need for a better roadmap to the design-to-budget process; rather than relying on reactive value engineering exercises, it enables teams to focus on proactive value optimization.

On projects—some valued at hundreds of millions of dollars—we consistently transition seamlessly from conceptual imagination in preconstruction to practical delivery in construction, on average, with a 98 percent budget-to-actual accuracy. This is impressive when considering economic uncertainty and ever-changing project requirements and needs.
The industry-standard definition of preconstruction is just a small part of our services. Our project planning group takes estimating and scheduling to the next level by incorporating strategic, data informed approaches to the supply chain, sustainability and more. During each design phase, we provide a complete estimate, and this includes filling in the gaps when the design is incomplete or in development. For example, even if the design documents don’t show water and sanitary lines to a restroom, we know they will be present in the final design and should be included in early estimates. Our goal is always to price what the project will cost when it’s complete.

Description
$75 million, 500,000-GSF renovation of 22 levels of the Frost Bank headquarters building in downtown San Antonio. The building consolidates several departments to hold 23 city departments and approximately 1,500 city employees. The project also provides five floors for tenant offices in the tower and some retail space on the street level. The concourse (lower) level includes potential amenity spaces such as an exercise/wellness center, conference/meeting spaces, cafeteria/ food service, and a library department component.

$2 million build out of 18 patient rooms on floors 4, 5, and 6 in the existing Christus Westover Hills Patient Tower. Project consist of six patient rooms on each floor which includes one isolation room on each floor. Scope included two new exhaust fans on the roof and tying into existing MEP infrastructure inside the hospital.

Description
$45 million, 160,000-SF Class A office building with "ballroom" office suites by departments utilizing modular walls to maximize flexibility. The project includes a conference center with boardroom, Alamo Colleges Police Headquarters, 24/7 Fire Alarm Monitoring Station, and DPS dispatch. There is also shell space for a UPS store, bookstore and food service vendors. In addition, the project includes a chiller plant to support the building's sustainable features and systems. The project also includes 900 surface parking spaces.

Description
$100 million, 155,900-SF new five-story STEM (Science, Technology, Engineering, and Math) classroom building will house the computer science and math departments and will be designed to provide instructional space, student workspace, tutoring and testing space, administrative space, research space and meeting space. Additional scope includes site and utility improvements/upgrades in this portion of the campus to provide an efficient and functional facility to its users.

$35 million, will be located next to the Roadrunner Athletics Center of Excellence on Barshop Blvd. and will house the daily operations of the UTSA men’s and women’s basketball and volleyball programs.
It will feature two full-sized NCAA practice courts, locker rooms and a team lounge for each program, a weight room, an athletic training/hydrotherapy space, team meeting rooms and coaches’ offices for each of the three programs.

On this project, our team provided preconstruction and construction services for a $28 million, 62,000-SF four-story facility with general instructional spaces, administrative offices, common spaces, and teaching kitchens/classrooms to serve the Alamo Community College St Philip's College's growing culinary arts, tourism and hospitality programs.

Description
$205 million, multiphase project with 518,000-SF of new construction, 92,000-SF in renovations, mass excavation and site and utility work. The new children’s tower added 96 beds, a PICU, medical and surgery beds, an expanded NICU, same-day surgery unit and central sterile area. The new central bed tower has 292 adult medical/surgery beds and 76 adult ICU beds. The project also included a 411,000-SF, 13-level precast parking garage and renovations to the pediatric acute care unit and imaging in the central tower.

Description
$206 million, 700,000-SF, state-of-the-art ambulatory care center—the largest ever built by the Department of Defense. The main facility incorporated a main entry concourse, health clinic, central sterilization, surgery suites, urgent care, and diagnostic services. The project also included command offices, 100 conference rooms and a 26-acre site package with utilities work and hardscape improvements. The building was constructed to LEED® Gold certification standards.

In Progress Projects
$42.3 million, 76,000-SF phased demolition and reconstruction of the Knipling-Busland U.S. Livestock Insects Research Laboratory campus. Work includes construction of a new 46,000-SF administration and laboratory building, an 8,000-SF fly and tick research building, 16,000-SF of ancillary space, and new site roads and utilities.

Description
Civic Park is a nine-acre public park in San Antonio’s downtown core managed by Hemisfair Park Area Redevelopment Corporation (HPARC). Located within the former 1968 World's Fairgrounds, the park is adjacent to the River Walk and several vibrant and growing neighborhoods. Civic Park is the second of three public parks in the Hemisfair redevelopment and will be a world-class outdoor gathering place. Civic Park Phase 1 will include construction of the Shallows and Promenade water features, the Great Lawn, restroom building, sprawling natural stone blocks and pavers and new utilities, including free public WiFi.
