With this project, Forge has been able to deliver on its mission of accelerating access to life-changing gene therapies by bringing them from concept to reality through our end-to-end manufacturing services at our Grove City, Ohio headquarters.
Skanska partnered with Forge Biologics to deliver a biomanufacturing facility that supports cell and gene therapy development and manufacturing, such as modifying or replacing missing or faulty genes with healthy ones to treat genetic diseases like muscular dystrophy, sickle cell disease and hemophilia.

This dashboard visualizes the latest equipment and material lead times—more than 180 key pieces like lab casework and generators—as reported directly by manufacturers. The industry-standard definition of preconstruction is just a small part of our services. Our project planning group takes estimating and scheduling to the next level by incorporating strategic, data informed approaches to the supply chain, sustainability and more. During each design phase, we provide a complete estimate, and this includes filling in the gaps when the design is incomplete or in development. For example, even if the design documents don’t show water and sanitary lines to a restroom, we know they will be present in the final design and should be included in early estimates. Our Enhanced Turnover services deliver lower total building lifecycle cost, increased operational efficiencies, improved communication with facilities teams and shortened response times to maintenance requests. Through our digital asset database, information extracted from warranties, as-builts, photos, etc., seamlessly transfers to a new or existing facility management platform, delivering day-one operational readiness. We can take these services further with a digital twin, which layers in real-time data and the digital representation of the facility for useful, actionable insights.
When multiple contractors are on site, our teams take the initiative to pre-plan and coordinate work through weekly meetings—this leads to results like coordinated shutdowns, which assures minimal impact to ongoing operations. With more than 200+ LEED APs, Green Associates and Fellows, as well as 325+ LEED certified projects and multiple Living Building Challenge projects, our teams have a wealth of experience identifying the best options to achieve any sustainability goal. We evaluate projects through multiple lenses like net positive energy, carbon impacts or achieving a certain level of redundancy or resilience.
Our customers aim to reuse water, reduce air change rates, eliminate use of fossil fuels and recover energy from their building’s exhaust stream. When it comes to sustainable solutions, we are ahead of the curve. Our pioneering efforts have led to tools like the Embodied Carbon in Construction Calculator (EC3) tool, which we co-developed with the Carbon Leadership Forum. EC3 tracks embodied carbon data for construction materials, and we use this data to compare emissions and embodied carbon levels for proposed project materials.
Converting an office building to a lab is not a one size fits all process. We work with owners and developers early on to understand the complexities and key conversion points of a building to reduce the potential for errors, which can be cost and time draining. Armed with this crucial knowledge, they can market their spaces to maximize the potential of their facilities and attract the customers they hope to secure in any market.

Learn how our in-house laser scanning streamlined an already short schedule
A SMART Labs project for a confidential pharmaceutical client required selective demolition and reconstruction of four floors of existing labs. Facing significant overhead MEP and an aggressive schedule of seven weeks (compared to the original 11-week schedule), our team used laser scanning to verify existing conditions and remove the need for individual trades to perform field surveys. Performed by our in-house team over four days, we completed the survey quickly with a high level of quality control. Using the collected data, our VDC team developed a model of all four floors. From there, operations and subcontractors developed the schedule and work plan floor by floor incorporating the need to overlap the work of different trades to streamline efforts. Through BIM360Glue, every subcontractor’s progress model was available to the rest of the team, which supported coordination. This effort saved at least four weeks on the schedule.

On the Acorda Therapeutics Chelsea Manufacturing Facility in Chelsea, MA we partnered with Systecon, Inc. to design, fabricate and fully test a modular chiller plant offsite. This reduced the onsite construction, start-up and commissioning duration from six months to less than two months. This reduced duration, in combination with providing leased, temporary cooling towers, allowed the client’s manufacturing operations to continue with only a very limited shutdown to bring the new chiller plant online.

Learn how MEP prefabrication can cut eight weeks from project schedule
For improved safety and schedule savings on the Novartis Cambridge Campus Expansion project in Cambridge, MA, we used a multi-trade prefabrication approach to modularize the mechanical and plumbing risers and the horizontal MEP distribution systems. After developing a custom modular rack system constructed of Unistrut to frame our prefabricated models, we worked with MEP partners to coordinate above-ceiling mechanical, plumbing, lab gas, tele-data and certain electrical systems to fit within the frames. The subcontractors prefabricated portions of work in their own shops before delivering them to Skanska’s warehouse where they installed their prefabricated elements into the racks. This resulted in eight weeks of schedule savings and eliminated over 5,600 hours of high-risk work.

Skanska completed the first two stages of the multi-phased project, which included a variety of new construction and renovation. In addition to delivering on their mission, the project has allowed Forge to hire an estimated 340 office and lab employees to work at the gene therapy facility, bringing growth and opportunity to the region.
