This new 63,520 square foot, three-story specialty veterinary hospital on a tight urban site in Northwest Portland will greatly expand DoveLewis's current facilities. Staff at their current hospital, located across the street, treat nearly 30,000 patients each year. This new facility will provide additional resources including exam rooms, surgery suites, specialty-focused treatment rooms, MRI and additional X-Ray machines, a community gathering and teaching space, as well as staff workspace, conference and breakrooms. The building features outdoor patios, a beautiful terracotta facade, underground parking, and a vegetated green roof.

Abatement began the second week of December to remove a small amount of harmful building materials from the existing mechanic shop. This is a common process required prior to the demolition of an existing building, especially for a building that predates modern health and material codes. Thankfully, testing found that this old building didn't have anything out of the ordinary. A trained team safely removed some potentially hazardous materials.

Demolition has begun on the old mechanic shop that stands on the site of the new animal hospital. Through coordination with an experienced demolition team, the building will be safely removed from the site. This will allow us to begin then next step of the project, excavation. Exciting times!

A large drill rig was delivered on site, in addition to support equipment. This equipment will put large steel piles into the ground which will hold the earth back while we dig our foundation and undergound parking. Escavators will soon follow to remove all of the dirt.

Excavation has been completed, and the last of the large excavators has left the site. We can now begin building up rather than digging down! In the meantime, the north half of the site had its large concrete slab poured, which is also an exciting milestone. Lots of rebar is being set in preparation for upcoming concrete pours. You will also notice that our tower crane base has been set - once the concrete cures, the tower crane will be fully installed.

Shoring and Excavation Begins
July 2023
A lot of work has been completed over the past few months. Digging a hole this deep takes a lot of engineering and coordination, especially with the tight property lines. The shoring (the engineered wall system that structurally retains the adjacent soil) is nearly complete, and the excavators are following behind, removing all of the dirt. Soon, we will begin installing the waterproofing that prevents water seepage into the basement of the building.

Excavation on the north side of the site is complete, and construction - building up and out of the ground - has begun. The north elevator pit has been poured, and waterproofing has started on top of the compacted rock base. The site will quickly start to change now!

In early August we poured the base of the car stacker pits on the south side of the site. Then the rest of the rebar for the south side mat slab was installed, including plumbing and electrical routing. August culminated in a large, single day concrete pour of our mat slab which was very successful.

In early September we installed our tower crane! This was a very exciting three days on site, as all of the cranes involved are quite impressive (you need a small mobile crane that builds the large mobile crane that builds the tower crane...). The tower crane will allow us to efficiently erect the building's steel structure (and will be quieter than the other mobile cranes we've had on site).

Throughout September we have been placing wall and column rebar, building concrete formwork, and pouring concrete foundation walls and columns. It is starting to look like a building with different walls and rooms! One of the exciting processes that we are utilizing at some areas is Shotcrete - the process of shooting concrete into place rather than pouring it.

In Late October and November, we were able to successfully complete two critical concrete pours within tight weather windows. Now that Level 1 is in, we are quickly following behind with some exterior masonry walls.

The primary steel structure has been completed! Crews are now placing metal decking on levels 2, 3, and the roof which will support the concrete floors. Our pre-construction coordination efforts paid off, as each steel member fit like part of a perfectly crafted LEGO set.

Steel decking is wrapping up which is allowing us to pour the concrete floors on Levels 2 and 3. Meanwhile, the parking garage ramp was constructed. These are the final major structural components of the building. After this, we will be able to begin the building enclosure and interior framing.

A lot has happened in the past month! The tower crane was disassembled and its 'hole' in the building filled in. Interior wall framing has begun, and so has mechanical, electrical, and plumbing installation. Additionally, the first layers of roofing have been applied, and the large roof top air handling units have been flown into place. It is a busy time!

The interior of the project is a busy beehive! Almost all rooms have been framed, and a significant amount of duct work, plumbing, and electrical rough-in have been installed in the future exam rooms, treatment spaces, and office areas. Exterior framing, sheathing, and water-resistant barrier are also being installed.
