Asurion Gulch Hub Corporate Campus 550,000 SF across 17 floors 7,000 linear feet of Teknion Optos architectural walls
PROJECT NAME SIZE VOLUME
PROJECT DESCRIPTION Global tech care company Asurion consolidated 4 separate offices into a dynamic new corporate campus dubbed the Gulch Hub. With over 2,000 employees, Asurion is Nashville’s largest private company and their need for innovative workspace is always evolving. The new Gulch Hub headquarters is designed to do just that - grow and change as the company continues to expand both their workforce and brand. Flexibility was a central theme to the overall design. Creating an array of spaces for individual work, collaboration, and innovation as well as accommdating dining, wellness, and community needs was extremely important. Across 17 floors, 7,000 linear feet of Teknion architectural walls were installed to create various meeting rooms and private offices. Asurion selected the Optos product line due to its flexibility and adjustability. Various custom design features, such glass inserts in the doors and custom hardware, tailored this solution to Asurion’s desired aesthetic. To maximize acoustical privacy, drop seals were added to the doors. A side panel adjacent to the doors enabled electrical and data cabling to be seamlessly integrated and accessible if requirements in a space require future modification. Overall, the walls solution provides a future-proof solution that will serve Asurion’s changing needs for many years to come.
PROJECT DESCRIPTION After 8 years of growth in the Nashville market, Servis First opened a new Nashville headquarters at BroadWest, a highly anticipated, 1.2 million square foot mixed-use community connecting downtown and midtown. This significant move included expanding to 20,000 sq ft of office space and relocating their banking center to the center of this new development. The design of both facilities aims to reflect Servis First’s classic brand and conservative approach to banking. In the office suite, creating a sense of community and prioritizing access to daylighting was essential. All the shared spaces (conference rooms, break room, training room, etc.) were placed on the perimeter while workstations and most private offices remained on the interior. Privacy and adjustability were the central themes for the workstations and private offices. Height-adjustable desks were utilized to promote mobility and wellness while 51”H panels provided the necessary seated privacy without limiting exposure to daylighting.
Headquarters Relocation 20,000 SF Height Adjustable Desks, Workstations, Private Offices
PROJECT DESCRIPTION By establishing a new corporate headquarters at Peabody Plaza, Fourth Capital is setting the bar for the future of banking. Both their new customer retail space and corporate office embody the personal and highly customized nature of their banking model. To support this highly detail-oriented aesthetic of the new facility, Fourth Capital chose Teknion Tek Vue as their glass storefront solution. The slim profile, precise engineering, and clean, modern aesthetic made this the perfect solution for their innovative, new workplace. In addition, luxurious finishes and elegant furniture translate their boutique brand into an immersive experience for guests and employees alike.
Headquarters Relocation 51,000 SF 41 workstations, 23 offices, 5 meeting rooms, various lounge spaces, café, 273 linear feet of modular walls

OUR PEOPLE We know we aren’t the first company to make this claim, however we also know that our core business is not furniture, its people. Our industry is full of formidable companies that sell great furniture; so much so that it is challenging to distinguish oneself. It is our people that make the difference, which is why hiring the right people is at the very top of our business flywheel. We do feel lucky to call Teknion a partner, as their values match ours. They have an incredible team that promotes from within, and leaders that have been around for years. They too understand that it is their people that make the difference.. FAMILY OWNED Mark and Georgina Randazzo started Facilitec 30 years ago with the goal of taking care of their clients and employees like they are family. Today, as the business transitions to the next generation of Randazzo’s, this goal remains the same. We want to be your business partner, not just your furniture supplier. We want to listen, understand your goals (Your Critical Success Factors), and take care of you like you are family, before and after your installation. One of the most important Core Values we have is Employees First Always. We whole heartedly believe that if we take care of our business, they take care of our clients. Teknion is also Family Owned, as David Feldberg took over for his father Saul in the 80’s. As a private, family-owned company, Teknion’s core values naturally emerged from those held by the Feldberg family. The principles of integrity and trust, sustainability and service, inform their culture and Teknion’s evolution as a family of curated brands. CRITICAL SUCCESS FACTORS Our process begins and ends with an understanding of your critical success factors. From the outset we facilitate an interaction that ensures we understand your project’s critical success factors before we leave. Without these, we can’t begin to develop a solution for you. These are the things that matter most to you and decide where we invest. They are documented and reviewed throughout the process. We lean on them when making a decision. When the experience is over, we will decide how well we did as a team to help you accomplish them.
INTEGRATED PRODUCT PORTFOLIO Teknion has developed a broad portfolio of products designed to serve the needs of customers with varied requirements. Teknion has brought new products to market with clear consideration for those customers who have standardized on our well-established products. COMMITMENT TO CUSTOMER SATISFACTION Since Teknion’s entry into the market in the early 1980's, our approach to satisfying customer requirements has separated us from our competitors. In partnership with our dealers, Teknion has fashioned an organization that responds quickly to the needs of individual customers. From the development of special products to punch-list management, Teknion’s mandate has always been to consider each customer a future reference for Teknion and our dealers. AVAILABILITY Teknion's senior management team has always taken an active role in measuring success with each and every customer. As such, Teknion customers have the opportunity to speak with anyone in the organization for any reason. Our customers have the assurance that our entire organization is involved in measuring our performance, and that senior management will be available to resolve any issue that becomes important to a Teknion customer. REPRESENTATION Teknion feels that its field representation is the best in the business. Teknion’s direct sales force along with an experienced, professional dealer network provides not only sales expertise, but also real customer services throughout the course of our customer relationships. ATTITUDE At Teknion, we have always considered ourselves fortunate to be chosen as a supplier to companies like First Bank. We take this responsibility seriously and never take our success for granted. We believe that our customers are the reason for our success.
Teknion feels that the following are the most unique qualities that differentiate us from our competitors:
1. Facilitate a meeting to understand your project’s Critical Success Factors – especially related to budget 2. Review your initial space plan and develop an initial budget, typically a budget range, that is based on products that fit your quality, schedule, function, and aesthetic goals 3. Facilitate a review meeting to get your feedback and fine tune our efforts 4. If the initial budget is approved, we will take your feedback and move forward with the design phase of our process
For us, we believe our primary job as your business partner is to help protect your investment. We do this by understanding your critical success factors early on and making sure we consider them throughout our process to ensure your budget, schedule, experience, and all other expectations are met. Facilitec has over 150 manufacturer partners, which allows us to provide you with a solution that is specific to your needs. Our Budget Process is simple and is designed to be sure we are not wasting your time:

During our kickoff, we will clearly communicate our process and facilitate an interaction that ensures we understand your project’s critical success factors before we leave. This interaction will be documented so that we can reference it when making decisions. We will host an efficient review meeting before we progress to every phase of our process. This meeting will include state of the art visuals to help you provide great feedback. Each meeting will be documented and shared so that we can reference it when making future decisions. Every decision and modification along the way will be documented, saved, and shared with you, which can be accomplished in a variety of ways depending on your preference. A few of these platforms include sharing digital notebooks with all project members which allows for team collaboration and approval tracking & providing you access to an online portal that shares real time information about order progress and tracking after order placement.
Each phase of our project process has 3 simple principles regarding communication and approvals: Listen, Review, & Approve.
FACILITEC TO FIRST BANK • Order Status Report • Project Schedule (POs, Order Entry) • Weekly Project Calls
FACILITEC TO VENDORS • Weekly Order Status Report • Weekly Project Status Call • Order Previews

ESCALATION We have devised a formal trouble reporting, dispute resolution and escalation process. This process is defined, yet customizable by customer, depending upon identified needs and time frames. To the benefit of our customers, Facilitec and Teknion maintain a decentralized organizational structure, allowing major decisions and solutions to be implemented in the field without the need for escalation to senior management. In general, the following chain of command will apply, with desired resolutions to be achieved within 48 hours. General Project Issues We define general project issues to include, but not be limited to project status tracking, punch-list resolution and run-throughs. These types of issues would be handled at the Account Management Level with input and assistance from Emily Craig and Rick Wasmer. Generally, these types of issues are resolved within 48 hours. Product Quality/Contract/Pricing Discrepancies Emily Craig and Rick Wasmer will also be the main points of contact for all issues regarding product quality, contract or pricing discrepancies. They will work with First Bank to identify problems or repetitive errors and implement a permanent solution. Emily and Rick will be required to keep First Bank abreast of any current resolutions and their outcomes on an ongoing basis. Lead Times/Product Quality/Service Model For large-scale product or lead-time issues, Brian Randazzo or Ben Gaar would be typically be engaged. Generally, they would assist the extended team in implementing any large-scale fixes concerning project quality or lead times. The executive team would also be engaged to ensure compliance with all contractual requirements mutually agreed with First Bank.
The last few years taught us a lot and encouraged us to enhance our processes around lead time management, and product tracking. While our industry is finally starting to get back to normal, Facilitec continues to take the steps necessary to make sure that we control what we can to prevent, predict and solve lead time / logistics issues. Our promise to you is that we will communicate clearly and remain transparent and proactive.
Here is how we accomplish all of this: 1. Facilitate a meeting to understand your project’s Critical Success Factors – especially related to schedule 2. Lead times are typically posted weekly. Our design team reviews this during our Vision and Design phases to make sure we are not proposing s product that won’t work. 3. We provide our clients and the project team a summary of manufacturers proposed and their lead times 4. We provide our clients and the project team a critical schedule summary that is always updated as decisions are made. 5. Lastly, our Project Coordinators review manufacturer acknowledgements diligently to catch issues early so we can find solutions and they keep your project track sheet updated.
As your business partner, we know that issues will come up on your project. It is how we respond to them that matters. Like most phases of our process, the punch list phase will be transparent and clear; you will know what we know. We utilize state of the art technology to make sure of this.
Facilitec’s punch list process is as follows: 1. Our punch process starts once we begin receiving product. A lot can happen during transit and our team takes a careful eye during receiving. If something appears damaged, it is noted immediately on your punch report and a claim is started with the manufacturer. 2. Any issues that come up during installation are also added to the punch report and sent to you regularly so that you and your team are confident everything is being handled. 3. Your punch report is started and kept up with, on a tool called PlanGrid. This tool keeps issues organized by noting them on your floorplan, so you know exactly what is affected, tagged so you know what kind of issue it is, and includes a picture of the issue. 4. Our job is not done until everything on your punch report is crossed off and the corrected work is approved by you.
Value Engineering – After a careful analysis of First Bank transactions, from order entry to punch list completion, we will determine where improvements can be achieved, i.e., reduction of cycle or installation time using different packaging, shipping, staging, or assembly techniques. e-Commerce – e-Commerce capabilities will result in procurement efficiencies such as paper processes reduction and shortened timelines. Annual Commitment Meeting – This meeting will serve to identify key individuals from each organization, as well as identify the specific goals and commitments for these individuals and how they relate to the success of the Facilitec/Teknion/First Bank relationship. Quality Performance Audit – Facilitec and Teknion will rely on professionally developed audit surveys to measure customer satisfaction and identify areas of improvement. These surveys are designed to be conducted during initial installations, and then semi-annually thereafter, will develop the cornerstone for your product and service issue expectations. Quarterly Account Review Meeting – Facilitec and Teknion will conduct ongoing reviews every three-months to identify degrees of satisfaction, and if necessary, to document formal corrective action plans. These comprehensive work sessions will involve formal and/or informal discussions and presentations to assess performance on product and service benchmarks.. Workplace Analysis – Our team will apply an analytical approach to existing furniture standards and processes to identify cost savings opportunities. Product Development Meetings – These meetings will create an opportunity to expose First Bank to Teknion's developmental efforts for future furniture introductions. This will provide a forum for the exchange of ideas specific to your workspace requirements and the development of creative solutions for these requirements. Training Roadshow – Facilitec will work with Teknion to provide training and introductions on Teknion's products to the appropriate First Bank personnel. Training on Teknion's products and programs will be crucial for a successful partnership. Workplace Research – Facilitec and Teknion interact with current and prospective customers and analyzes emerging trends in the workplace to determine what, if any, impact these trends have on productivity. The resultant findings are then channeled to Teknion’s product Steering Team for input into the product development process. Ergonomics Consulting – We can provide ergonomics consulting for our customers upon request.
Our real interest in down-to-earth problem solving has resulted in strong alliances with our customers. We will continue to build long-term partnerships, supported by a commitment to innovative solutions, which will advance the strategic interests of our customers. As part of our account management methodology, First Bank will benefit from the following value-added services:

PRICING Teknion will hold the proposed discounts until December 31, 2024. The bid list pricing will be held until June 30, 2024. Homecrest 5.5% increase in April STATEMENT OF UNDERSTANDING AND ACCEPTANCE Facilitec has read the terms and conditions provided by First Bank and do not take any exceptions to the language provided. WARRANTY INFORMATION As we mentioned previously, we believe our primary job as your business partner is to help protect your investment. STORAGE Teknion and Facilitec can assist with project delays, starting at how we handle our order entry process. We can work with the client and the project team to determine construction progress and ask manufacturers to not ship until a certain date. If product is in transit and project delays happen, we have a couple options: First, Facilitec and our installation partners can store product for 60 days at no cost to the owner other than double handling, meaning the cost to receive at the warehouse instead of the job site, load and deliver. Depending upon the scope of the storage requirement (amount of product and timeframe), Teknion may be able to store the products in the trailers in which they will be transported, thereby minimizing charges by eliminating double handling charges. The cost of such trailer storage is $75 / day. If trailer storage is not available, the product would be stored locally by Facilitec at the following cost (after 60 days free) of $80/warehouse bay per month. BASE BID LABOR BREAKDOWN • Labor Cost to Receive Product Onsite and Install: $120,000 • Licensed electrician to hardwire 30 base feeds: $2,500 • Licensed electrician to install jumpers and receptacles for workstation beams, PODs: $8,600 • Licensed electrician to provide one electrical permit for the entire project = $700 • (if a separate permit is required for each floor, additional charges will apply.) POSSIBLE ADDITIONAL COST BREAKDOWN • If all product needs to go to a warehouse to be received, stored, loaded and delivered: $25,000 • Warehouse Storage past 60 Days: $90/ Warehouse Bay per month • Teknion Trailer Storage if possible: $75 per day • Possible additional cost if St Louis County forces us to have electricians assemble height adjustable tables (starting to happen more): $16,500

workplace strategy
Workplace strategy is the art of aligning a company’s peopleand processes with their physical environment. It challengesthe status quo and anticipates the future. When it’s done right, you’ll feel that “ah ha” moment! But the phrase “workplace strategy” is generic. And nothingTeknion does is generic.
We call it Work Your Way because our approach and emphasis is about what’s bestfor our clients—not us. We help organizations and people discover for themselves the office environment thatwill work best for their culture, needs andbusiness goals. Private offices? Open plan? Inoffice and remote working? Let’s figure it out!
It’s a workshop, not a whitepaper! We lead a visual discoveryprocess by working hand in hand with our client’s leadershipand staff. This can be done either virtually or in-person, orthrough a combination of both. During the workshop, wehelp clients think about their future and plan for change. Is the company growing? Is it shrinking? What type ofemployees does the company want to attract? Is it time tomove or is staying best?
We also cover critical factors, like: • Budget • Company culture • Concerns and fears • Goals and future plans • How much change is wanted and needed At the conclusion, our client has a solid understanding of their own needs and a brief written recap and recommendations.
