BREEAM
BREEAM is the leading environmental assessment method for buildings in the UK. It sets the standard for best practice in sustainable design. Separate BREEAM assessments are available for new construction, refurbishment and fit out and in-use.
NABERS UK measures the operational energy efficiency, water usage, waste management and indoor environment quality of a building and its impact on the environment. There are two product offerings available in the UK for offices buildings: ‘Design for Performance’ to drive energy efficient new buildings, and ‘NABERS UK Energy’ ratings to measure how energy efficient existing buildings are on an annual basis.

LEED provides a framework for healthy, efficient, carbon and cost-saving green buildings. LEED certification is a globally recognized symbol of sustainability achievement and leadership. LEED is very similar to BREEAM, used mostly by American clients outside UK. Like BREEAM different types of certification are available

Embodied carbon is the carbon dioxide (CO2) emissions associated with materials and construction processes throughout the whole lifecycle of a building or infrastructure. Including any CO₂ created during the manufacturing of building materials, transport of those materials to the job site, and the construction practices used. This also extends to dilapidations, demolitions and landfill.

EPC are used in UK to estimate the Asset Rating of all buildings. The MEES Regulations set a minimum EPC level of E for all new leases and lease renewals for private rented properties in England and Wales. From April 2023 this extends to all (including existing) leases.

Operational carbon is the amount of carbon emitted during the operational or in-use phase of a building. This includes the use, management, and maintenance of a product or structure. For new buildings or major refurbishment calculation of operational carbon is required for building regulations and planning compliance.

WELLNESS
WELL is a performance-based system. Unlike some competing accreditations, every WELL project is verified through on-site testing of building performance. WELL focuses on health and wellbeing of building users. About 60% of the available credits is down to building design and specifications with the remaining 40% on company’s policies

Fitwel is a commercial building rating system that provides guidelines on how to design and operate healthier buildings. It takes in to account 12 different factors assessing health behaviours and risk including workspaces, building access, outdoor spaces and entrances.

An AirScore is a simple and reliable measure for Indoor Air Quality. The latest sensor technology is used to monitor five key parameters for IAQ: humidity, temperature, PM2.5, TVOCs and carbon dioxide.
AIR RATED
CyclingScore Certification rates buildings according to an official set of standards that determine a building’s micro-mobility friendliness. CyclingScore Certification demonstrates how active commuter-friendly buildings are.

For Design for Performance rating:
Energy Performance Certificates (EPCs) are needed whenever a property is: built, sold or rented. An EPC must be ordered for potential buyers and tenants before the property is taken to market to sell or rent. This is done by finding an accredited assessor who will assess the property and produce the certificate. The energy assessor carries out an energy audit, develops an energy model in government-approved software and issues the EPC.
How it is measured: Embodied carbon is measured by carrying out a Life Cycle Assessment (LCA) looking on the total carbon emitted during product, construction, in –use and end of life stage including operational carbon. This is often required to support planning applications and/or secure points under BREEAM and LEED.
How it is measured: Calculated by adding up the total CO₂ emissions produced for a building to run, from the energy and ventilation systems through to IT equipment. This is required for building regulations compliance and in many cases to support planning applications and/or secure points under BREEAM and LEED.

Three-week AirRated environmental survey gathers information about building’s Indoor Air Quality. Data from outdoor environmental monitoring stations is also analysed and taken into consideration.
Once the data is collected, data sets are tested against the AirRated scoring system, to generate an AirScore.
